Atlantis Paradise Island is the original modern Atlantis destination and one of the most consequential integrated resorts in Caribbean hospitality. Although today's global Atlantis brand also operates elsewhere, Paradise Island deserves a separate LHL entry because its history, ownership, hotel architecture, Bahamian identity and loyalty structure are distinct. The current resort presents itself as One Mythical Resort with Five Distinct Hotels.
Paradise Island Before Atlantis
In May 1994 Sol Kerzner purchased the struggling Resorts International property on Paradise Island from entertainer Merv Griffin and immediately began a radical transformation. The speed and scale of the redevelopment became part of the Atlantis legend.
Sol Kerzner — Creator of Modern Atlantis
Sol Kerzner transformed Paradise Island from a conventional resort and casino complex into an immersive destination built around Atlantis mythology. His model combined hotel development, entertainment, gaming, marine environments, architecture and spectacle at a scale unusual in Caribbean hospitality.
December 1994 — Atlantis Opens
Atlantis officially opened in December 1994 after transformation of the 1,147-room resort. The first version already included a 14-acre waterscape of pools, waterfalls, river experiences and exhibit lagoons, including an underwater tunnel through a shark habitat.
1998 — The Royal Towers
Atlantis's current history dates the opening of The Royal Towers and casino to 1998. The pink towers, central arch, domes and spires became one of the most recognizable resort silhouettes in the Caribbean.
Myth Made Architecture
The Royal translated the lost-city mythology into physical architecture. Towers, bridges, lagoons, ruins, marine environments and monumental interiors formed a complete visual narrative rather than a superficial theme.
Art Inside the Spectacle
The Royal was also conceived as a setting for museum-quality art. Atlantis history highlights commissioned works from Europe, Africa, the United States and The Bahamas, including major Dale Chihuly glass installations.
Casino as Part of the Resort World
The casino was integrated into The Royal and remains a major economic and entertainment engine. Atlantis historical material notes the unusual use of windows and natural light in the gaming environment.
2005 — Marina Village
Marina Village opened in 2005, adding approximately 75,000 square feet of outdoor shopping, dining and entertainment around Atlantis Marina and strengthening Paradise Island as a walkable resort district.
Atlantis Marina
The marina allows mega-yachts to enter the resort ecosystem directly, extending Atlantis into yachting, luxury retail, dining and social life.
2007 — The Billion-Dollar Expansion
In 2007 Atlantis entered another major phase with an approximately $1 billion expansion. The Cove, The Reef, Dolphin Cay and a major Aquaventure expansion opened, while conference, nightlife and spa infrastructure also grew.
The Cove — The Luxury Apex
The Cove is the current luxury apex of Atlantis Paradise Island. The resort describes it as an all-suite luxury collection offering white-glove Bahamian service, secluded between two beaches and built around private poolscapes, high design, chef-driven dining and personalized atmosphere.
All-Suite Luxury
The Cove differs structurally from The Royal and The Coral because accommodation is suite-led. Spacious layouts, ocean views and contemporary design create a calmer luxury product inside the enormous Atlantis ecosystem.
White-Glove Bahamian Service
Current Cove positioning explicitly emphasizes white-glove Bahamian service and a high level of personal attention. Atlantis creates its strongest luxury differentiation through service segmentation inside the larger resort.
The Reserve at Baths Colonnade
In 2026 Atlantis debuted The Reserve at Baths Colonnade for Cove guests, adding a secluded poolside retreat with personalized service, curated amenities and dedicated beach daybeds.
The Cove Renovation and Bahamian Identity
The Cove's 2017 relaunch added restaurants, redesigned poolscape, cabanas and Bahamian art. Atlantis history describes the property as ultra-luxury and emphasizes a stronger relationship with Bahamian traditions, culture, cuisine and ocean.
The Royal — The Iconic Core
The Royal remains the symbolic heart of Atlantis. Current positioning makes it the place to Explore the Myth, with direct access to The Dig, Aquaventure, casino, restaurants and the architecture that made Atlantis globally recognizable.
The Royal Renovation
A major modernization of The Royal redesigned guestrooms and suites, reimagined the casino and added new culinary concepts. This demonstrates permanent reinvestment in the resort's oldest iconic product.
Imperial Club — 2026
In 2026 Atlantis launched Imperial Club at The Royal with dedicated concierge service, private check-in, exclusive amenities, premium accommodation and curated touches, creating a higher-service layer inside a large hotel.
The Coral — Family and Marina Energy
The Coral is the family-friendly, marina-adjacent hotel. Its positioning emphasizes fresh design, proximity to Marina Village and multigenerational usability. It is a more moderate Atlantis entry point than The Cove or The Reef.
The Coral Renovation
A $20 million renovation in 2017 transformed The Coral with a new lobby, guestrooms, pool and food-and-beverage concepts, reinforcing the five-hotel segmentation strategy.
The Reef — Residential Luxury
The Reef provides residential-style luxury. Studios, suites and penthouses feature kitchen or kitchen areas, larger living space and long-stay functionality. Current Atlantis material classifies The Reef as Residential Luxury.
The Reef Penthouses
Upper Reef categories include large two-bedroom penthouses with equipped kitchens, floor-to-ceiling windows and private terraces, particularly suited to affluent families and longer stays.
Harborside Resort — Villa Living
Harborside Resort provides one-, two- and three-bedroom villas with kitchens beside Atlantis Marina and Nassau Harbour. It is more informal and residential than the main towers while retaining access to the wider Atlantis world.
Five Hotels, Five Missions
The current architecture is clear: The Cove = Luxury; The Royal = Iconic Deluxe; The Reef = Residential Luxury; The Coral = Family/Moderate; Harborside = Villa/Moderate. Guests choose an accommodation personality while sharing destination infrastructure.
Aquaventure — 141 Acres
Aquaventure is the resort's defining non-hotel asset. Current official material describes a 141-acre waterpark with 20 million gallons of water, high-speed slides, a rapid river, more than twenty swimming areas and five miles of white-sand beaches.
Water as Master Infrastructure
At Atlantis Paradise Island, water is not decoration. Pools, beaches, rivers, slides, lagoons, aquariums and marine habitats form the physical operating system of the resort.
The Dig and Marine Habitats
The Dig and related habitats translate Atlantis mythology into underwater discovery. Current resort materials describe the world's largest open-air marine habitat with more than 65,000 aquatic animals from approximately 250 species.
Dolphin Cay
Dolphin Cay opened in 2007 as a marine mammal conservation, rehabilitation and education centre. Atlantis explicitly distinguishes it from a conventional aquarium or staged marine show.
Atlantis Blue Project Foundation
The Atlantis Blue Project Foundation is the formal marine-conservation platform. In 2025 Atlantis marked its twentieth year and stated that it had invested millions in conservation, protected more than one million acres of habitat and rescued over 7,500 sea turtles.
Coral Gene Bank — 2025
Atlantis established The Bahamas' first Coral Gene Bank in 2025 in partnership with scientists, adding long-term reef restoration to its conservation programme.
Marine Stewardship
Because marine animals are central to the resort identity, Atlantis carries a higher ethical and environmental responsibility than a conventional resort. Conservation, rescue, research and habitat protection must remain visible alongside guest interactions.
Five Miles of Beaches
Current material states that Atlantis has five miles of white-sand beaches. Cove Beach, Royal Beach and other shorelines create distinct environments for different hotels and guest segments.
More Than Twenty Swimming Areas

Paranza and The Cove
Paranza strengthened The Cove's culinary identity and formed part of the recent resort transformation. Serious destination dining supports The Cove's claim to a genuine luxury position.

Atlantis hosts the Nassau Paradise Island Wine & Food Festival, positioning gastronomy as an event and tourism driver for the wider destination.
Mandara Spa
Mandara Spa is the principal full-service wellness facility. Following a multimillion-dollar transformation, Atlantis introduced ocean-inspired spaces, thermal and hydrotherapy experiences and elevated treatments.
Golf, Tennis and Active Leisure
The wider activity infrastructure includes the Tom Weiskopf-designed Ocean Club Golf Course, tennis and pickleball, basketball, fitness and marine activities.

2012 — Ownership Changes
In 2012 Kerzner International completed a restructuring in which substantially all Paradise Island assets, including Atlantis Resort & Casino, transferred to Brookfield Asset Management. This separates Paradise Island real-estate ownership from the later global Atlantis brand story.
Brookfield Era
The Brookfield era preserved the Atlantis identity while supporting continued renovation and repositioning. Resort legal terms continue to reference Brookfield-related entities among the Paradise Island ownership and operating companies.
Marriott Partnership
Atlantis Paradise Island participates selectively in Marriott Bonvoy. The Coral, The Royal and The Cove are participating properties where members may earn or redeem points on qualifying stays. The Reef and Harborside Resort do not participate.
Loyalty Classification
For LHL, the correct loyalty field is Third-party — Marriott Bonvoy, with an important limitation: participation applies to The Coral, The Royal and The Cove only. The Reef and Harborside are excluded. Atlantis Paradise Island does not currently present a proprietary resort-wide points/status programme.
Why Bonvoy Matters
The Marriott relationship gives Atlantis access to a global loyalty and distribution ecosystem without surrendering the independent Atlantis identity. Bonvoy operates at selected hotels while the destination remains branded Atlantis Paradise Island.
$150 Million Transformation
Atlantis completed a $150 million resort-wide transformation announced in 2024, including redesigned Royal guestrooms, a reimagined casino, new restaurants, bars, retail and other experiences.
2025–2026 — A New Chapter
Recent additions include new entertainment and culinary concepts, marine-conservation initiatives, The Reserve at Baths Colonnade, Imperial Club at The Royal and a reimagined Mandara Spa. Contemporary luxury and Bahamian identity are being layered onto the original mythology.

Atlantis Paradise Island is not a uniform luxury hotel. It is an Integrated Caribbean Destination Resort with multiple accommodation tiers. The Cove is the luxury apex; The Reef provides residential luxury; The Royal is the iconic deluxe core; The Coral and Harborside serve broader family and residential missions.

What the Model Does Not Solve
Scale remains the fundamental tension. Guests seeking silence, low density and intimate hotel-wide recognition may prefer smaller Bahamian resorts. The five-hotel structure also creates uneven luxury levels: The Cove and The Coral should never be sold as equivalent experiences. Marine attractions require continual ethical and conservation credibility, while an aging mega-resort requires permanent reinvestment.
Competitive landscape
Atlantis Paradise Island has few exact Caribbean peers because it combines lodging, casino, waterpark, marine habitats, marina, dining and convention infrastructure. Baha Mar is the closest Bahamian structural comparison as another multi-hotel integrated resort, but Atlantis has a much stronger mythology, marine and water-attraction identity. The Cove also competes separately with luxury Caribbean resorts for high-spend guests.
