In February 2026, The Paiza Collection received Forbes Travel Guide Five-Star recognition for the second consecutive year, externally validating the move from spectacular hardware toward credible luxury service.
Horizon Suite
The Horizon Suite functions as a private spa and wellness retreat, showing how Paiza categories are designed around specific guest missions rather than simply larger floor area.
Presidential Suite
The Presidential Suite adds residential-scale entertainment facilities, including an in-room golf simulator in the current official description.

570 All-Suite Hotel
The updated official plan calls for a 570-all-suite ultra-luxury hotel. Earlier concepts described approximately 1,000 suites; the current design has moved toward fewer, more exclusive units, mirroring the luxury-density strategy of the existing renovation.
Safdie Returns
Safdie Architects, led by Moshe Safdie, is designing the new development. The expansion must create a new landmark without weakening the visual authority of the original three towers.
15,000-Seat Arena
A 15,000-seat arena is intended to become a leading live-entertainment venue in Asia and enable Marina Bay Sands to anchor major international tours and events.
Premium MICE Expansion
Approximately 200,000 square feet of premium MICE space is planned, reinforcing one of Marina Bay Sands' original strategic strengths.

2030–2031 Timeline

What the Model Does Not Solve
Scale remains the fundamental tension. Even with Paiza, Marina Bay Sands cannot reproduce the intimacy of a small palace hotel throughout the property. Casino, retail, conventions and visitor traffic create constant intensity. Luxury therefore depends on segmentation and private layers. The resort must also preserve the democratic energy that made it successful while convincing top-end guests that the ultra-luxury promise is more than a renovation.
Competitive landscape
Marina Bay Sands has few exact peers because it combines a globally iconic building, gaming, MICE, luxury retail, museum, rooftop attraction and city-centre location. It competes simultaneously with integrated resorts, landmark city hotels and ultra-luxury urban properties.
