Urban Resort Concepts

Urban Resort Concepts is the management philosophy behind The PuLi in Shanghai and The PuXuan in Beijing. Established in Hong Kong in 2004, URC became influential when The PuLi opened in 2009 as China's first luxury urban resort. In 2025-2026 the philosophy entered a new corporate chapter through The PuLi Group.

Why URC Matters

URC challenged the assumption that a city luxury hotel must behave like a conventional grand hotel. Its idea was to import resort qualities - calm, privacy, wellness, generous service and a strong arrival sequence - into dense Asian gateway cities.

2004 - Urban Resort Concepts

The official 2021 factsheet records URC as established in 2004 and active in hotel management, technical services, master planning, advisory and consultancy.

Luxury. Handcrafted.

URC historically described every hotel as beginning with a blank sheet of paper and being designed specifically for context, customer and destination.

Asian Hospitality

The corporate DNA is rooted in warmth, respect and a domestic style of hosting. URC described itself as small, guest-centric and interested in personalities rather than room numbers.

2009 - The PuLi

The PuLi opened in Shanghai in 2009 and became the founding proof of the urban-resort thesis.

China's First Luxury Urban Resort

The hotel's own factsheet calls The PuLi China's first luxury urban resort. Its real innovation was psychological: creating the feeling of retreat in central Jing'an.

Jing'an and the Park

The hotel sits beside Jing'an Park between major commercial streets. The park acts as borrowed landscape, allowing a dense city tower to gain the emotional benefit of greenery.

229 Keys

Current official materials describe 193 rooms and 36 suites.

The PuLi Design Team

The current development deck credits Kume Sekkei for architecture, Jaya Design / Layan Design Group for interiors and The Flaming Beacon for lighting.

Jaya Ibrahim

The late Jaya Ibrahim is inseparable from The PuLi's identity. Dark timber, stone, clay tile, bronze, screens and controlled light create contemporary Asian calm without historical pastiche.

The Arrival Sequence

A discreet entrance, bamboo, water and dark materials deliberately slow the guest before the lobby opens toward Jing'an Park.

The Long Bar and Library

The long bar, library and lounge spaces make the lobby a place to inhabit rather than a circulation zone.

Rooms as Urban Retreats

Sliding screens, open-plan planning, deep baths and large windows create flexible residential rooms whose calm contrasts with the city outside.

ur Spa

Wellness was part of the original concept rather than an added amenity, helping define what an urban resort meant operationally.

The Leading Hotels of the World

The PuLi participates in The Leading Hotels of the World, giving the independent hotel international distribution and loyalty connectivity.

The PuLi Enhancement

Beginning in late 2025, The PuLi entered a comprehensive enhancement programme intended to preserve the original essence while reimagining rooms, dining and wellness.

The Renovation Challenge

The PuLi has become a design reference. Renovation must improve technical performance without erasing the restraint and atmosphere that made the original important.

2019 - The PuXuan

The PuXuan opened in Beijing in 2019 and proved that the URC philosophy could travel without copying The PuLi.

Forbidden City Geography

The hotel occupies the upper levels of the Guardian Art Center at 1 Wangfujing Street, close to the Forbidden City and Beijing's historic hutong fabric.

116 Rooms and Suites

The official PuXuan factsheet records 116 rooms and suites; project documentation identifies 92 guestrooms and 24 suites.

Büro Ole Scheeren

The Guardian Art Center was designed by Büro Ole Scheeren. Its pixelated lower volumes respond to the grain of Beijing's hutongs while the glazed upper ring contains the main hotel.

MQ Studio

MQ Studio designed the interiors, with The Flaming Beacon responsible for lighting.

Courtyard Within Courtyard

The interiors reinterpret Beijing courtyard typology through repeated spatial layers, making discovery part of the guest experience.

Designing the City, Not an Aesthetic

The official PuXuan factsheet states that the design does not celebrate an aesthetic but the city from which it was born. This is the clearest summary of URC's design philosophy.

Material Culture

Hand-polished clay tiles, hutong-inspired textures, crafted furnishings and Chinese art references connect the contemporary building with older Beijing.

The Forbidden City View

Many rooms frame imperial roofs and the Forbidden City. The view creates a direct dialogue between modern hospitality and historic Beijing.

Food and Tea

Fu Chun Ju, Rive Gauche and the Tea Room give the hotel Chinese, European and ritual-social culinary layers rather than one generic luxury restaurant.

Guerlain Spa

The current wellness chapter includes Guerlain Spa, creating a French-Chinese dialogue while preserving wellness as an integral hotel pillar.

PuLi vs PuXuan

The PuLi is softer and landscape-led: park, water, timber and long sightlines. The PuXuan is more architectural and cerebral: courtyards, art, hutong scale and imperial views.

What They Share

Both use restraint, strong design authorship, Asian hospitality, wellness, central-city geography and deliberate psychological separation from urban noise.

What They Do Not Share

They do not share a copied lobby, palette or decorative template. The repeatable URC product is a method of interpreting place.

Hostmanship

URC developed Hostmanship as its service philosophy: genuine, intuitive care combined historically with generous rate inclusions and reduced transactional friction.

Generosity as Service Design

Hostmanship benefits have included flexible 24-hour arrival and departure, minibar, breakfast, pressing, local calls and other inclusions depending on hotel and rate.

Domestic Hospitality

URC wanted hotels to behave more like accomplished hosts than institutions. Service should anticipate needs without displaying bureaucracy.

Urban Resort as Operating Model

An urban resort is not simply a city hotel with a spa. Architecture, landscape, sound, service and wellness must create psychological retreat while the city remains immediately accessible.

Place-Specific Luxury

URC's 2025 development language defines each project through authenticity, individuality, design credibility and operational excellence rooted in The PuLi's essence.

Precision Over Speed

The same development material describes an owner-aligned platform built for long-term partnership and precision over speed and scale.

The RuMa Context

Although LHL-396Urban Resort Concepts focuses on The PuLi and The PuXuan, the wider URC story includes The RuMa Hotel and Residences in Kuala Lumpur, opened in 2018.

Why The RuMa Matters

The RuMa demonstrates that the philosophy can move beyond China. Its Malaysian identity and home-oriented concept are deliberately different from Shanghai and Beijing.

2025 - The PuLi Group

In late 2025 the platform began evolving into The PuLi Group, using the flagship's name and philosophy as the basis for a broader luxury collection.

Current Three-Property Group

The PuLi Group currently links The PuLi Shanghai, The PuXuan Beijing and The RuMa Kuala Lumpur. The PuXuan and The RuMa continue to be managed under Urban Resort Concepts.

Why LHL Retains URC

LHL-396 retains Urban Resort Concepts because it is the historical management and conceptual platform that created The PuLi / PuXuan relationship. The PuLi Group is recorded as the next chapter rather than used to erase the earlier architecture.

Dean Winter

The PuLi Group appointed Dean Winter CEO effective 1 June 2026. He previously led Swire Hotels and now oversees strategic direction, brand development and portfolio growth.

Victor Clavell Chapter

Victor Clavell led URC during the repositioning and early PuLi Group expansion phase before moving to Aman Group as COO in July 2026.

Growth Ambition

The new group aims to expand across key Asian markets and beyond while preserving restraint, authenticity and cultural connection.

The Scale Paradox

The more The PuLi philosophy expands, the greater the danger that individuality becomes a formula. Future hotels must reproduce principles without reproducing rooms.

Comparison with Aman

Aman also builds quiet, place-specific luxury and minimises hotel theatre. URC is more explicitly urban and uses resort psychology inside major city centres.

Comparison with The House Collective

The House Collective similarly creates highly individual design-led Asian urban hotels. URC places greater emphasis on the urban-resort concept and Hostmanship generosity.

Comparison with Park Hyatt

Park Hyatt offers restrained architecture within a global chain. URC is smaller, more bespoke and less constrained by a global physical standard.

Comparison with Capella

Capella combines local storytelling with high-touch luxury at greater international scale. URC is more specifically rooted in Asian urban-resort design and restraint.

Loyalty Programme

URC / The PuLi Group does not currently present a proprietary points-and-tiers currency. The PuLi and The PuXuan participate in The Leading Hotels of the World ecosystem, so LHL records loyalty as third-party / affiliation-led.

The Risk of Multiple Brand Layers

Urban Resort Concepts, The PuLi Group, individual hotel names and external affiliations create a complex architecture that must remain legible to guests and partners.

The Risk of Design Legacy

The PuLi is deeply associated with Jaya Ibrahim. Future growth must distinguish the enduring brand principles -restraint, materiality, calm and place - from one designer's specific vocabulary.

What the Model Does Not Solve

Beautiful design does not automatically create calm, local references do not automatically create authenticity, and generous inclusions do not automatically create personal service. Urban resort luxury succeeds only when architecture, operations and human behaviour work together.

What Distinguishes Urban Resort Concepts

ESTABLISHED IN HONG KONG IN 2004 AND PROVEN THROUGH THE PULI SHANGHAI, OPENED IN 2009 AS CHINA'S FIRST LUXURY URBAN RESORT. THE PUXUAN BEIJING, OPENED IN 2019, DEMONSTRATED THAT THE PHILOSOPHY COULD TRAVEL WITHOUT DESIGN REPETITION. PLACE-SPECIFIC LUXURY, ASIAN HOSPITALITY, RESTRAINT, STRONG ARCHITECTURAL AUTHORSHIP, WELLNESS AND HOSTMANSHIP ARE THE CORE CODES. IN 2025-2026 THE PLATFORM ENTERED A NEW CHAPTER AS THE PULI GROUP.

The Strategic Achievement

URC's achievement is to make resort psychology credible in the centre of major Asian cities and then prove that the idea can be translated from Shanghai to Beijing without becoming a visual franchise.

The Hospitality Lesson

The URC lesson is that a luxury brand can be repeatable without being repetitive. Define how a guest should feel, build service around generosity and intuition, and let architecture and culture determine how each destination produces that feeling.

Editorial Note

LHL records Urban Resort Concepts as the historical management and conceptual platform behind The PuLi and The PuXuan. As of 22 August 2026, The PuLi Group is the current strategic evolution, with Dean Winter as CEO. The broader current group also includes The RuMa Kuala Lumpur; it is contextual rather than the primary subject of LHL-396.
