Opening
Seaside Collection is a German family-owned hospitality group whose unusual portfolio stretches from Canary Island resorts to German city hotels and the Maldives. Its story began in 1974 on Gran Canaria with Theo Gerlach’s first Seaside hotel and is now continued by Anouchka and Gregor Gerlach under the Seaside Collection umbrella created in 2019. What connects the houses is less a single hotel type than a family philosophy built around design, distinctive architecture, refined cuisine and professional but warm-hearted hospitality.
Theo Gerlach — Builder Turned Hotelier
Theo Gerlach entered hospitality from construction. His owner-builder mentality made location, physical product, continual investment and operations parts of one equation. His creed was simple: offer guests what the owners themselves would expect from a hotel. This remains the most useful key to the Seaside model.
1974 — The First Seaside Hotel
The first Seaside hotel opened on Gran Canaria in November 1974. Company history recalls that the opening licence arrived only about an hour before the ceremony, while guests from politics, media and travel agencies had already arrived on a specially chartered Boeing 727. The episode became a symbol of entrepreneurial risk and direct owner responsibility.
1975 — Palm Beach
Palm Beach followed in 1975, only a year after the first hotel. Today Seaside Palm Beach remains one of the collection’s principal Canary Island properties and a clear five-star resort expression. Its longevity shows that Seaside’s Gran Canaria presence is a half-century destination relationship rather than a recent acquisition strategy.
1986 — Sandy Beach
Sandy Beach joined the chronology in 1986 and expanded Seaside’s presence in Playa del Inglés. The four-star resort represents the broader leisure layer and demonstrates that Seaside historically operated across several quality and price levels rather than only luxury.
1992 — The First German Hotel
Shortly after German reunification, the Residence Hotel in Chemnitz opened in 1992 as Seaside’s first German property. The company moved from Canary leisure hospitality into German urban hotels, later expanding to Leipzig, Hamburg and Dresden.
2000 — Grand Hotel Residencia
Grand Hotel Residencia opened in 2000 in Maspalomas and became the first — and according to Seaside still the only — member of The Leading Hotels of the World on Gran Canaria. It is the clearest traditional luxury flagship in the collection.
Grand Hotel Residencia — Classic Luxury Apex
Grand Hotel Residencia represents Seaside at its most discreet and classical. Spanish-colonial architectural language, gardens, intimate scale, cuisine and personal service take priority over spectacle. It gives the collection a credible independent-luxury apex.
The Leading Hotels of the World
Grand Hotel Residencia’s Leading Hotels affiliation adds international luxury distribution and quality recognition while preserving the hotel’s independent identity. For LHL, this is a third-party property affiliation rather than Seaside’s loyalty programme.
Seaside Palm Beach — Design Resort
Seaside Palm Beach is the collection’s other major Gran Canaria luxury address. It combines five-star resort infrastructure with a stronger design and lifestyle register than Grand Hotel Residencia. The two Maspalomas properties therefore play complementary roles: classical intimacy versus larger design-led resort life.
The Canary Islands as Historic Core
Gran Canaria remains the historic heart of Seaside, while Lanzarote adds Seaside Los Jameos. The current Spanish directory includes Grand Hotel Residencia, Palm Beach, Sandy Beach and Los Jameos. This gives the company deep experience in Canary resort operations and long-term asset renewal.
Seaside Los Jameos — Lanzarote
Seaside Los Jameos extends the resort model to Lanzarote. The four-star property uses the island’s distinctive landscape and Canarian references as part of the holiday proposition. Its role is dependable mature resort hospitality rather than luxury leadership.
Germany — A Different Hospitality Business
The German properties make Seaside structurally unusual. SIDE Hamburg, Gewandhaus Dresden, Park Hotel Leipzig, Residenz Hotel Chemnitz and abito suites Leipzig serve city, business, design and cultural travel rather than beach holidays. Few independent family collections combine this with Indian Ocean resort luxury.
SIDE Hamburg — Urban Design Flagship
SIDE is the principal Hamburg property and a five-star-superior urban hotel. Its identity is contemporary and design-led, with [m]eatery, botanist bar, wellness facilities and a central city location. SIDE demonstrates that Seaside’s design interest extends well beyond resort aesthetics.
Gewandhaus Dresden — Baroque Meets Modern
Gewandhaus Dresden is a five-star boutique hotel in the old town, combining a late-Baroque building with contemporary interiors. Seaside describes it as an architecture-and-design address with 97 rooms and the [m]eatery restaurant. It is also marketed as Gewandhaus Dresden, Autograph Collection.
Autograph Collection — Third-Party Layer
Gewandhaus shows Seaside’s willingness to use external distribution selectively. Autograph Collection provides Marriott-linked global reach without replacing the family ownership identity or individuality of the property. This affiliation should be recorded separately from Seaside Collection itself.
Leipzig and Chemnitz — The Broader German Base
Park Hotel Leipzig, abito suites and Residenz Hotel Chemnitz form the less luxury-intensive German base. Their presence reveals Seaside as a real operating family portfolio rather than a curated set of trophy hotels, and explains why the master brand cannot be classified as uniformly luxury.
Finolhu — The Maldives Transformation
Finolhu in Baa Atoll gives Seaside its most geographically dramatic resort expression. The five-star property sits in the UNESCO-protected Baa Atoll and is built around a long sandbank, more than one hundred villas and a colourful experiential design language. It proves the family group can operate contemporary Indian Ocean resort hospitality.
Finolhu — Fun, Design and Island Luxury
Finolhu differs sharply from the quiet classicism of Grand Hotel Residencia. Its personality is extroverted: colour, beach experiences, social energy, design and playful luxury are central. Seaside repeatedly identifies design and distinctive architecture as common qualities. This does not mean visual standardization. Design is a selection and investment principle rather than a fixed template.
Cuisine as a Connecting Principle
Refined cuisine is another explicit pillar. Grand Hotel Residencia emphasizes individual high-quality creations; SIDE and Gewandhaus use the [m]eatery concept; resort properties maintain substantial F&B operations. Food is part of the owner’s quality test, not merely an ancillary department.
Professional and Warm-Hearted Service
Anouchka and Gregor Gerlach describe a good hotel as a place combining design, excellent cuisine and professional as well as warm-hearted staff. This balances competence with emotional hospitality and remains one of the clearest master-brand statements.
Innovation — Only When the Guest Benefits
Seaside explicitly addresses digitalisation and automation. Innovation makes sense only when the guest benefits — for example, when administrative processes are automated in the background so staff gain more time to be personally available. The philosophy is modernization without replacing the human host.
Development and Continuous Reinvestment
The company says it invests significant sums in individual properties annually and deliberately avoids investment backlogs. Growth is not pursued for its own sake; new projects are expected to follow careful planning, market assessment and prime-location discipline. For mature family-owned assets, continual reinvestment is essential.
2019 — The Seaside Collection Umbrella
The present Seaside Collection umbrella was founded in 2019. This must be distinguished from the hospitality origin in 1974. The 2019 architecture gave a common contemporary identity to a family hotel business that had already accumulated decades of properties and operating history.
The Seahorse
The seahorse is the collection’s symbol. Seaside explains the choice through uniqueness, beauty and care — qualities it wants associated with its individual hotels and hosts. The symbol works because it creates a common identity without imposing one architecture or destination theme.
Portfolio Count — Important 2026 Note
The official Seaside homepage currently states that eleven houses belong to the Collection. The current hotel directory visibly lists ten named properties: five in Germany, four in the Canary Islands and Finolhu in the Maldives. LHL should preserve this discrepancy rather than invent an eleventh hotel, and monitor the portfolio until the two official presentations are reconciled.
Sustainability
Properties have accumulated sustainability certifications and initiatives, including Travelife recognition at several resort hotels and GreenSign at SIDE; Finolhu has also held Travelife Gold certification. Challenges differ by asset: city-building energy efficiency in Germany versus water, waste, imported resources and marine ecosystems in island resorts.
Loyalty and Repeat Guests
Seaside notes that many guests have remained loyal for years and links this repeat business to continual investment and quality. However, no formal collection-wide proprietary points or elite-status programme is currently central to the public proposition. LHL classification: None. Breadth makes master-brand positioning difficult. A guest cannot infer Finolhu from Park Hotel Leipzig, nor Grand Hotel Residencia from Sandy Beach. The Seaside name works better as an ownership and quality umbrella than as a promise of identical luxury level. City business hotels, Canary resorts and Maldives luxury also require different sales, staffing and investment logic.
