Opening

One&Only is Kerzner International’s ultra-luxury hospitality brand, built around a deceptively simple premise: every resort should be singular enough to justify the name. Rather than reproduce one architectural formula, One&Only selects exceptional beach, wilderness, city and mountain settings and asks each property to be shaped by its surroundings. The contemporary brand language emphasizes freedom, individuality, authentic connection, intuitive service and “unscripted moments”. This has allowed One&Only to evolve from a collection dominated by iconic tropical resorts into a broader global platform spanning nature lodges, European Riviera resorts, urban Dubai, alpine Montana and branded Private Homes.

Kerzner and the Creation of One&Only

One&Only sits within Kerzner International alongside Atlantis, SIRO and Rare Finds. Kerzner’s operating heritage gives the brand access to a sophisticated development, sales, distribution and resort-management platform, but One&Only occupies a deliberately different position from Atlantis. Where Atlantis is built around destination-scale entertainment and spectacle, One&Only is Kerzner’s most personalized, design-led and place-sensitive ultra-luxury proposition.

The brand took shape in the early 2000s as Kerzner assembled and repositioned a small number of exceptional resorts. Over time, One&Only Palmilla, Le Saint Géran, Royal Mirage and Reethi Rah became defining reference points. The modern expansion strategy has become more diverse: Mandarina introduced a rainforest-and-Pacific landscape in Mexico; Rwanda added conservation-led nature resorts; Portonovi established a European Riviera presence; Aesthesis and Kéa Island created a Greek cluster; One Za’abeel brought the brand into an explicitly urban setting; Moonlight Basin established an alpine North American dimension.

Brand Philosophy

One&Only’s current official story defines the guest journey through individuality, authenticity and emotional connection. “Freedom to be yourself” is central: formality should recede, allowing guests to experience a destination at their own pace. Service is described as warm, intuitive and deeply personalized rather than ceremonial for its own sake.

This represents an important evolution in ultra-luxury hospitality. One&Only does not reject high service intensity; it attempts to make that intensity feel effortless. The ideal guest experience is highly engineered behind the scenes but emotionally unscripted in front of the guest. The result is luxury based less on visible protocol and more on space, access, recognition, privacy and the freedom to choose how much or how little structure a stay contains.

Architecture and Sense of Place

One&Only explicitly states that every resort is shaped by its setting — the culture, rhythm of nature and energy of place. This makes architecture a response to landscape rather than a repeatable brand kit. Reethi Rah uses the geography of a large Maldivian island; Mandarina places villas and public spaces into tropical rainforest above the Pacific; Portonovi responds to Boka Bay; Aesthesis references the mid-century glamour of the Athenian Riviera; Kéa Island uses Cycladic landscape and private-pool villas; Moonlight Basin is built around Montana’s mountains and all-season wilderness.

The same principle applies in the city. One&Only One Za’abeel in Dubai is not a transplanted beach resort: it interprets the brand through vertical urban architecture, skyline views, dining, wellness and resort-style living. The common denominator is therefore not appearance but the ambition to create an unmistakable relationship between hotel and location.

Service Philosophy

One&Only describes its service as instinctive, warm and deeply personalized. The brand’s strongest service culture is based on anticipation rather than visible choreography: pre-arrival preferences, individual hosts in villas, tailored dining, family arrangements, wellness, excursions and destination access are coordinated around the guest.

Private Villa Rentals make this philosophy especially visible. The current programme includes dedicated hosts, pre-arrival planning, airport transfers, daily breakfast, twice-daily housekeeping and turndown, resort access and optional private chefs, in-villa spa and fitness, grocery and transport services. This residential service language increasingly influences the broader brand: privacy and personal control have become as important as traditional hotel service.

From Beach Resorts to Four Resort Worlds

Historically, One&Only was strongly associated with beach resorts. The current portfolio is much broader and can be understood through four environments. Beach and coastal resorts remain central, from Palmilla, Reethi Rah and Le Saint Géran to Mandarina, Portonovi, Aesthesis and Kéa Island. Nature resorts are represented most clearly by Nyungwe House and Gorilla’s Nest in Rwanda. Urban resort hospitality appears at One Za’abeel. Alpine hospitality is now represented by Moonlight Basin, with Courchevel in development.

This diversification is strategically important. It allows One&Only to remain a resort brand without being limited to tropical beaches. The word “resort” increasingly means an immersive world with strong leisure, wellness and experiential programming, whether the surrounding environment is an island, rainforest, city skyline or mountain.

Private Homes and Residential Expansion

One&Only Private Homes is now a major second pillar of the brand. Residences are available or being developed in destinations including Mandarina, Hudson Valley, Moonlight Basin and Le Saint Géran, with further projects attached to future resorts. Owners receive resort access, management services, a dedicated One Contact, optional rental management and global benefits across Kerzner properties.

The residential strategy is more than a real-estate add-on. It extends One&Only from temporary stays into ownership and creates long-term relationships with high-net-worth clients. The Homeowner Exchange Programme and preferential access across Kerzner properties further turn the residential community into a global network. Strategically, this is one of the most important evolutions of One&Only since the original resort collection was formed.

Villas and the New Definition of Privacy

Private villas have become one of One&Only’s defining product categories. The brand currently promotes villa experiences at Aesthesis, Kéa Island, Portonovi, Mandarina, Moonlight Basin and Le Saint Géran, among others. These units combine resort infrastructure with private pools, generous living space, dedicated service and increasingly sophisticated in-villa amenities.

At the top end, products such as Villa One act almost as resorts within resorts. This architecture is particularly suited to families, multi-generational groups, celebrities and guests seeking privacy without sacrificing restaurant, spa, beach or activity access. One&Only therefore competes not only with ultra-luxury hotels but also with staffed private-villa and exclusive-use hospitality.

Gastronomy, Wellness and Experience

Dining is positioned as a discovery platform rather than simply a collection of hotel restaurants. One&Only works with celebrated chefs and uses culinary programmes to connect guests with local ingredients and culture. Wellness has likewise evolved from conventional spa into destination-specific programming, with major concepts such as Chenot Espace at Portonovi and Guerlain Spa at Aesthesis demonstrating that the brand is willing to partner with specialist luxury wellness names when they strengthen the property proposition.

Experiences are equally important. The brand’s official language emphasizes exploration on land and sea, natural and cultural discovery and activities shaped by the destination. This helps differentiate One&Only from luxury resorts that rely primarily on architecture and service while keeping the guest inside the hotel.

What Distinguishes One&Only

ONE OF A KIND BY DESIGN. The brand name imposes a demanding promise: each resort must feel singular rather than like another iteration of a global template.

ULTRA-LUXURY WITHOUT EXCESSIVE FORMALITY. Service is intensive but aims to feel warm, intuitive and liberating rather than ceremonially rigid.

RESORTS SHAPED BY SETTING. Beach, rainforest, city and mountain properties are designed around the destination instead of one repeatable architecture.

PRIVATE HOMES AS A CORE PLATFORM. Branded residences are now central to growth, not a peripheral real-estate product.

VILLAS AS RESORTS WITHIN RESORTS. One&Only has developed a strong ultra-private accommodation layer for families and groups.

KERZNER OPERATING POWER. The brand benefits from the development, sales and resort-management infrastructure of a major global hospitality platform while retaining a deliberately small, rarefied identity.

EXPANSION WITHOUT ABANDONING RESORT DNA. Urban and alpine projects broaden the geography while maintaining the idea of an immersive destination.

Who It Is Not For

One&Only is not designed for travellers whose priority is a large points ecosystem, predictable standardized rooms or dense global coverage. Its portfolio remains selective, and rates at the most desirable resorts and villas sit firmly in the ultra-luxury segment. Nor is the brand purely about secluded minimalism: properties such as Royal Mirage, One Za’abeel or major villa compounds can be architecturally and socially expressive. Guests seeking a small independent hotel with no corporate infrastructure may also find Kerzner’s global operating platform more visible than at owner-run boutique houses.

Landmark Resorts

One&Only Reethi Rah · Maldives — One of the defining modern Maldivian ultra-luxury resorts, distinguished by the scale of its island, generous villas, beaches and privacy. It remains one of the brand’s most important reference properties.

One&Only Palmilla · Los Cabos — An iconic Mexican resort and one of One&Only’s foundational houses, combining a storied Baja location with high-touch service and strong villa culture.

One&Only Le Saint Géran · Mauritius — A historic Mauritian luxury resort whose long identity predates the modern One&Only brand and provides the collection with deep Indian Ocean heritage.

One&Only Royal Mirage · Dubai — A landmark beachfront resort that helped define Dubai’s earlier generation of refined luxury hospitality and remains distinct from the brand’s newer urban One Za’abeel expression.

One&Only Mandarina · Riviera Nayarit — A major statement of the modern brand: villas immersed in rainforest, dramatic Pacific landscape, nature, wellness and Private Homes integrated into a low-density resort environment.

One&Only Portonovi · Montenegro — The brand’s first European resort, combining Boka Bay, marina lifestyle and Chenot Espace with a strong residential component.

One&Only Aesthesis · Athens Riviera — A contemporary interpretation of Greek Riviera glamour, with bungalows, villas, beachfront living and Guerlain wellness.

One&Only Kéa Island · Greece — An all-villa Cycladic island resort that pushes the brand toward even greater privacy and low-density accommodation.

One&Only One Za’abeel · Dubai — The brand’s urban experiment, translating resort-style luxury into a major architectural landmark and vertical city environment.

One&Only Moonlight Basin · Montana — The first One&Only alpine resort and a strategic move into all-season North American wilderness hospitality.

Pipeline and Growth

The current official development page shows a significant next wave. Hudson Valley is scheduled for 2028, creating a second U.S. retreat within easy reach of New York City. Fiji is scheduled for 2029 in the Yasawa Islands. Courchevel is planned for 2030 at Jardin Alpin with ski-in/ski-out access. Jeddah is listed as opening soon on Saudi Arabia’s Red Sea waterfront. Private Homes accompany several of these developments.

The direction is clear: One&Only is expanding into affluent feeder markets and globally legible leisure destinations while balancing coastal, country, alpine and urban settings. The principal strategic risk is dilution. The faster the collection grows, the harder it becomes to maintain the promise implicit in the name — that every property is genuinely exceptional.

Loyalty and Distribution

No conventional proprietary One&Only points-based loyalty programme was confirmed in the current official brand material reviewed for this brief. The commercial model relies on direct guest relationships, high-touch recognition, global sales offices, travel-advisor distribution, curated offers and the Kerzner platform rather than mass-scale points accumulation.

Private Home owners have a separate benefits ecosystem, including priority bookings and preferential rates across Kerzner properties, dedicated management and exchange opportunities. This should be treated as an ownership benefit system rather than a hotel guest loyalty programme.

Booking with LVXVRY

One&Only is highly relevant to luxury-advisor distribution, but specific LVXVRY preferred-partner benefits should be verified by property, date and programme rather than assumed collection-wide in this entry. Villa, Private Home rental and top-suite bookings deserve particular attention because inclusions, dedicated-host services and transfer arrangements can differ materially from standard room bookings.

Editorial Note

Portfolio and pipeline were reviewed in August 2026 against One&Only and Kerzner official sources. The current destinations page lists the operating collection across Mexico, Africa, the Indian Ocean, Dubai, Montenegro, Greece and the United States and presents Hudson Valley, Fiji, Courchevel and Jeddah among new developments. One&Only’s official story now emphasizes freedom, individuality, authentic connection and intuitive service, reflecting a more contemporary and less formal articulation of the brand than older luxury-resort language. Because Kerzner’s development pipeline evolves actively, opening years and future projects should be checked periodically rather than treated as permanent static data.
