La Datcha is not a conventional hotel group. It is a collection of private-use houses and an expedition yacht built around one proposition: a family or group takes over the entire hospitality environment rather than purchasing rooms inside a shared hotel.
The Private-House Model
The word datcha is central to the concept. The properties are presented less as hotels than as fully staffed private homes in exceptional leisure destinations. Privacy, control of space and travel with one’s own group define the product.
A Collection Rather Than a Chain
The collection currently presents four land destinations — Cabo San Lucas, Val Thorens, Courchevel and Forte dei Marmi — together with Expedition Yacht 77. Consistency comes from exclusive use, service and abundance rather than identical architecture.
Exclusive Use
Whole-property booking is the fundamental operating rule. Guests do not share pools, dining rooms or staff with unrelated travellers. Luxury shifts from privileged access within a hotel to temporary possession of the hospitality environment.
The Group as the Guest Unit
The economic and service unit is the travelling party rather than the individual room. Bedrooms, dining, transport, activities and staffing are organised around the family, friends or partners occupying the house.
Privacy as Infrastructure
Privacy is not merely promised through discreet service; it is built into the commercial model because one booking controls the residence.
Service Without Public Space
Traditional luxury hotels use lobbies, restaurants and bars as stages of hospitality. La Datcha can remove that public layer almost entirely and redirect staff attention toward one group.
The Inclusive Logic
Several properties use inclusive or substantially inclusive structures for food, soft drinks and staff, with alcohol and certain services charged separately. The purpose is frictionless private-house living rather than mass-market all-inclusive convenience.
The Private Chef
Cuisine is organised around the group rather than restaurant opening hours. Chefs can adapt menus to preferences, local products and the rhythm of the stay.
The Chauffeur
At several properties a private driver is available for much of the day. Transport becomes part of residence service rather than an external concierge transaction.
Concierge as Household Management
Activities, reservations, equipment, transfers, wellness and special occasions are handled more like private household management than a conventional hotel front desk.
Forte dei Marmi
La Datcha Forte dei Marmi occupies a 1930 Classical-style palazzo in the heart of the Tuscan resort, approximately 30 metres from the coastline. It is the clearest expression of an existing historic building adapted to the La Datcha model.
A Historic Palazzo
Unlike properties designed from scratch, the Forte dei Marmi house was renovated around an inherited architectural structure, with the official concept emphasising preservation of its historical appearance.
Ten Bedrooms
The three upper floors contain ten bedrooms, each with dressing room and bathroom, allowing accommodation for up to 20 guests.
Four Floors of Private Hospitality
Living rooms, dining and cocktail spaces, bar, work areas, cinema and spa compress the programme of a private resort into a town palazzo.
The Spa in the House
Pool, sauna, Turkish bath and sunbathing spaces allow wellness to remain private rather than requiring a public hotel spa.
The Private Beach Layer
The Forte dei Marmi offer includes exclusive use of a private beach with dedicated tents and amenities, important because the palazzo itself sits in town rather than on a private beachfront estate.
Forte dei Marmi as a Social Resort
Forte dei Marmi combines beach culture, shopping, dining and affluent summer society. La Datcha inserts a private-house product into a destination where much of the appeal lies outside the residence.
Cycling and Tuscany
The property uses Tuscany as an experience platform, including cycling and private excursions into wine regions. The house becomes a base for the wider destination rather than an enclosed resort.
Wine Experiences
Official experiences include private visits and tastings in Bolgheri, Chianti and Montalcino, sometimes using helicopter access.
Val Thorens
La Datcha Val Thorens is a 1,200 sqm chalet at 2,300 metres in Europe’s highest major ski resort. Its location roughly ten metres from the piste gives it an unusually direct relationship with the ski domain.
Five Suites
Five large suites accommodate up to 15 guests. Each faces south and includes a balcony and bathroom.
The Chalet as a Private Resort
Children’s activity space, games, two cinemas, gym, business centre, library, cigar room and golf simulator reduce the need to leave the house after skiing.
Spa at Altitude
Pool, whirlpool, sauna, beauty and massage facilities make recovery part of the private chalet environment.
The Three Valleys
Val Thorens sits within Les Trois Vallées, giving the chalet access to one of the world’s largest interconnected ski domains.
Ski-In Proximity
Being approximately ten metres from the piste reduces transfers, equipment handling and waiting time — practical advantages that matter greatly to a large private group.
Courchevel 1850
The Courchevel chalet places the collection in one of the world’s most established luxury ski resorts, combining a private base with the boutiques, restaurants and social ecosystem of 1850.
Courchevel Capacity
The Courchevel product is designed for up to 10 guests and is booked as a whole, preserving the exclusive-use logic at a smaller group scale.
Two Alpine Products
Val Thorens and Courchevel are not redundant. Val Thorens emphasises altitude and ski-domain access; Courchevel adds the social and luxury ecosystem of 1850.
Cabo San Lucas
La Datcha Cabo San Lucas occupies a beachfront site at the southern end of Mexico’s Baja California Peninsula and translates the private-house model into a warm-weather Pacific environment.
Hacienda Inspiration
The villa draws on the traditional Mexican hacienda through colour, texture, patios, terraces and fountains while combining locally crafted elements with European and American furnishings.
Russian and Mexican References
The official description explicitly notes Russian patterns combined with Mexican ornament, allowing the collection’s origins to remain visible within the local design language.
Ten Bedrooms in Cabo
Two large and eight regular bedrooms accommodate up to 20 guests, each with en-suite bathroom and walk-in wardrobe.
Private Terraces
The two largest bedrooms have private terraces, one with a fireplace and another with a swimming pool, creating an internal hierarchy within the whole-house booking.
The Pacific as the Anchor
Direct ocean frontage gives Cabo its natural luxury centre. Pool and beach zones are organised around the horizon rather than around a conventional resort complex.
Whale Season
The property markets seasonal observation of blue and humpback whales, turning the natural environment into part of the residence experience.
Sportfishing
Cabo’s international sportfishing reputation is integrated into the activity programme, extending private service onto the water.
Wellness in Cabo
The villa includes gym, sauna, Turkish bath, massage facilities and a snow room kept at approximately -10°C — an intentionally unusual feature in a warm coastal destination.
Family Logistics
Babysitting and children’s equipment can be arranged, showing that exclusive-use hospitality must solve practical household needs as well as deliver spectacle.
Events and Flowers
Professional floral design and photography services allow the villa to support celebrations and private events without requiring public-hotel infrastructure.
Expedition Yacht 77
La Datcha Expedition Yacht 77 extends the collection beyond fixed destinations. The six-deck, 77-metre / 252-foot yacht accommodates up to 12 guests and is designed for expedition travel in polar and tropical regions.
A Moving Private Resort
The yacht is the purest expression of the model: accommodation, wellness, transport, adventure equipment and crew move with the guest group.
Six Guest Suites
Six guest suites, including master and VIP accommodation, give twelve guests private space closer in logic to an exclusive-use estate than to a conventional hotel.
Polar Capability
The yacht is marketed for Antarctica, the Ross Sea, Arctic regions, Svalbard, Greenland and northern passages.
Tropical Capability
Papua New Guinea, the Solomon Islands, Vanuatu, Micronesia and Southeast Asia demonstrate the opposite end of the expedition spectrum.
Wellness at Sea
Two hot-water Jacuzzis, sauna, steam bath, massage room and gym reproduce a resort wellness layer on board.
Observation as Luxury
Full-height windows and observation spaces make landscape and wildlife the principal spectacle. In expedition hospitality, the view replaces the grand lobby.
Adventure Infrastructure
Expedition value depends not only on interiors but on reaching ice, reefs, remote coastlines and wildlife safely. Mobility and equipment are core hospitality infrastructure.
From Villa Collection to Travel System
With the yacht, La Datcha becomes more than a collection of houses: it becomes a private travel system linking fixed residences with mobile expedition hospitality.
Luxury Through Control
The defining luxury is control: who shares the property, when meals happen, how the day is organised, which activities are arranged and how visible staff should be.
Luxury Through Space
Whole-house booking gives groups living rooms, spas, terraces, cinemas and recreation areas that would otherwise be shared hotel amenities.
Luxury Through Time
Private staff can organise the day around the group rather than hotel schedules. Control of time is one of the strongest advantages of exclusive-use hospitality.
Luxury Through Logistics
Airport transfers, chauffeurs, chefs, equipment, guides and activity planning reduce friction. For high-end groups, logistical certainty can be more valuable than additional decorative opulence.
The Family Market
The model naturally suits extended families and multigenerational travel because shared living spaces coexist with private bedroom suites.
Friends and Private Groups
Groups of friends can occupy the entire environment without negotiating public hotel etiquette or competing for restaurant, pool or lounge space.
Corporate and Partner Travel
The official language also accommodates groups of partners, making the houses relevant to private retreats and high-level gatherings where confidentiality matters.
No Public Social Scene
The model gives up one advantage of great hotels: spontaneous interaction with other guests and the energy of a public lobby, bar or restaurant. Social life must be brought by the travelling party or found in the destination.
No Points Loyalty
There is no conventional loyalty programme. Repeat behaviour is relationship-led: trust in staff, familiarity with the service model and desire to try another residence or expedition.
Comparison with Private Islands
Like a private island, La Datcha offers control of the guest environment. Unlike an island, several properties sit inside famous resorts, allowing privacy at home and public destination life outside.
Comparison with Ultima Collection
Ultima similarly builds ultra-luxury private residences around whole-property use and full service. La Datcha is more eclectic geographically and extends the idea into expedition yachting.
Comparison with The Thinking Traveller
The Thinking Traveller curates and services a broad portfolio of high-end villas. La Datcha is much smaller and more owner-authored, with a stronger sense of one private collection.
Comparison with Chalet Operators
Many luxury chalet companies manage seasonal portfolios. La Datcha differs through highly specific houses, unusually deep internal amenities and the connection to non-ski residences and a yacht.
Comparison with Aman Villas
Aman villas offer privacy backed by a global luxury hotel system. La Datcha reverses the structure: the private residence is the primary product, not an accommodation category attached to a resort.
The Owner-Authored Aesthetic
Mexican ornament, Russian references, French alpine luxury and a Classical Tuscan palazzo coexist because the collection is conceived as a series of personal houses rather than one global design prototype.
No Standard Prototype
Consistency comes from commercial and service logic rather than architecture. A Pacific hacienda should not look like a 1930 Tuscan palazzo or an Alpine chalet.
Operational Intensity
Serving one demanding group requires chefs, housekeeping, maintenance, drivers, concierge, wellness specialists and destination partners to work as a coordinated private team.
Utilisation Risk
A whole-house product has binary occupancy economics: the residence is substantially monetised through one booking or it is not. This differs fundamentally from room-by-room revenue management.
Seasonality
The Alpine chalets and Forte dei Marmi operate in defined seasons. Seasonal concentration can strengthen desirability but increases dependence on a limited booking calendar.
Distribution
The collection depends on direct relationships, luxury travel advisors, villa specialists and private networks rather than mass-market hotel distribution.
Brand Visibility
Because guest count is tiny relative to a hotel chain, visibility must come from distinctive properties, editorial coverage, word of mouth and the unusual yacht platform.
What the Model Does Not Solve
Exclusive use maximises privacy but sacrifices room-by-room flexibility and the social energy of a great hotel. The model is capital- and staff-intensive, seasonal in several locations and dependent on groups large enough to value an entire residence. Extreme specificity also makes conventional scaling difficult.
What Distinguishes La Datcha
WHOLE-PROPERTY BOOKING AS THE CORE PRODUCT. FOUR DISTINCTIVE LAND DESTINATIONS PLUS A 77-METRE EXPEDITION YACHT. 10–20 GUEST PRIVATE RESIDENCES WITH FULL STAFF. FORTE DEI MARMI: A 1930 PALAZZO. VAL THORENS: 1,200 SQM AT 2,300 M, APPROXIMATELY TEN METRES FROM THE PISTE. CABO SAN LUCAS: A 10-BEDROOM PACIFIC VILLA. EXPEDITION YACHT 77: SIX SUITES FOR 12 GUESTS. NO POINTS PROGRAMME — PRIVACY, CONTROL AND RELATIONSHIP ARE THE LOYALTY SYSTEM.
The Strategic Achievement
La Datcha’s achievement is to make the private house function with the service depth of a luxury hotel while preserving the psychological freedom of exclusive use.
The Hospitality Lesson
The La Datcha lesson is that the highest-value service can be the removal of other guests, schedules and logistical friction. Luxury is the degree to which the travelling group can shape the house, staff and day around itself.
Editorial Note
LHL classifies La Datcha primarily within Exclusive-Use Estates & Private Hospitality rather than conventional hotel brands. Expedition Yacht 77 is included because it applies the same fully private, staffed-residence logic to a mobile hospitality platform.
