25hours Hotels began in Hamburg in 2003 as a youthful, design-conscious alternative to traditional hotels and grew into one of Europe's most recognisable founder-built lifestyle brands. The founding idea remains unusually clear: each hotel should be individually made for its location rather than reproduce a global template. Accor's official brand page records 18 operating hotels / 3,359 rooms at 30 June 2026.
The Brand
The defining line is 'You Know One, You Know None'. Every 25hours property is expected to have its own story, design vocabulary, humour, food-and-beverage ecosystem and relationship with its neighbourhood. The brand repeats a creative method, not a bedroom.
2003 - Hamburg
The first 25hours opened in Hamburg-Bahrenfeld in November 2003, close to Kai Hollmann's Gastwerk hotel. The concept was deliberately younger than conventional hotels, aimed at design enthusiasts, fair prices and social networking.
2005 - The Company
In 2005 Christoph Hoffmann, Stephan Gerhard and Ardi Goldman joined Kai Hollmann to formally establish the 25hours Hotel Company. Their shared ambition was to create one-of-a-kind hotels reflecting the spirit of their surroundings rather than a standardised chain model.
Founder-built
The founder-built origin remains important even after integration into a global corporate platform. 25hours developed from hotel operators and real-estate / creative entrepreneurs rather than from a large chain's brand laboratory.
You Know One, You Know None
The slogan is more than advertising. It is a development rule: a guest who knows Berlin should not already know Florence, Copenhagen, Dubai or Jakarta. Recognition comes through attitude rather than identical design.
More is More
Accor's current brand architecture explicitly says elegant understatement is not the 25hours method. Art, vintage objects, visual jokes and layered narratives create an intentionally abundant design language.
Design, Not Design For Design's Sake
25hours calls itself design-led but insists that design serves the bespoke story of each hotel and location. The strongest properties feel authored rather than decorated.
Humour
Humour is a rare hotel-brand code and one of 25hours' most defensible assets. Copywriting, signage, objects and room details can be playful without requiring nightclub-level spectacle.
a Kaleidoscope of Services
25hours compares its hotels with boutique department stores: restaurants, bars, cafés, retail and multifunctional spaces operate as real outlets rather than decorative hotel amenities.
F&b as Infrastructure
Restaurants and bars are central to the business model. They create local relevance, evening traffic and social energy and help prevent the hotel from becoming an accommodation-only product.
Local Community
The brand explicitly wants outlets to work for and benefit from the local community. A successful 25hours lobby or restaurant should attract residents as naturally as hotel guests.
It's a Serious Hotel
Behind the visual play, 25hours stresses contemporary services and upscale amenities. The brand's credibility depends on operational basics remaining strong enough that creativity does not become an excuse for inconvenience.
Service at Eye Level
Service is intended to be unobtrusive, informal and at eye level. The product should speak for itself rather than rely on ceremonial luxury behaviour.
we Like People
The brand emphasises tolerant, trusting and generous relationships with staff, partners, guests and neighbourhoods. Entrepreneurship and passion are valued over impressive CVs.
Entrepreneurial Culture
The internal code 'we are in charge' encourages initiative and responsibility. This founder-like behaviour is difficult to maintain as a brand becomes part of a large international platform.
The Unconventional
25hours explicitly searches for unconventional ideas and locations. The risk-taking mentality is part of the brand's cultural identity rather than only its design aesthetic.
Bikini Berlin
25hours Hotel Bikini Berlin became one of the brand's defining international references: urban jungle, zoo views, hammocks, Monkey Bar and NENI demonstrated how a strong local narrative could generate both guest demand and local social relevance.
Hafencity Hamburg
The Hamburg HafenCity properties translated port history, sailors, shipping and maritime culture into highly narrative hotel environments, proving that local storytelling could support multiple houses in the founding city.
Zurich
Zurich helped establish the brand beyond Germany and demonstrated that 25hours could combine playful design with a wealthy, high-expectation urban market.
Vienna
25hours Hotel at MuseumsQuartier uses circus and spectacle references near Vienna's cultural district, one of the clearest examples of the brand turning neighbourhood context into a complete visual world.
Florence
25hours Hotel Piazza San Paolino uses Dante's Divine Comedy as a narrative device, dividing experience between heaven and hell and demonstrating the brand's willingness to make literature part of hotel design.
Dubai
25hours Hotel One Central brought the European brand into the Middle East at substantially larger scale, combining rooms, restaurants, bars, coworking and social spaces near Dubai's business and exhibition districts.
Copenhagen
25hours expanded in Copenhagen through Indre By and Paper Island. The latter uses the harbour island's paper-storage history as the foundation for its local story.
Jakarta The Oddbird
The 345-room 25hours Hotel The Oddbird marked a major Asian expansion and combines hotel rooms with serviced residences, restaurants, Monkey Bar and a deliberately collision-rich urban-jungle narrative.
Sydney The Olympia
25hours Hotel The Olympia became the brand's first hotel in Australia / Southern Hemisphere. The 109-room property draws on the site's former Olympia Theatre and cinema history, with multiple F&B venues and a neighbourhood-cinema programme.
Globalisation
The move from Hamburg to Dubai, Jakarta and Sydney is the brand's biggest strategic test. A German-European ironic sensibility must become locally meaningful rather than exported as a visual costume.
Accor - 2016
Accor acquired a 30% stake in 25hours Hotels in 2016, giving the brand access to international development and distribution while allowing the founders to continue shaping the concept.
Ennismore - 2021
25hours later became part of Ennismore, the lifestyle hospitality platform created through a joint venture with Accor in 2021. This placed the brand alongside other founder-built lifestyle names such as The Hoxton, Mondrian, Mama Shelter and Delano.
Why Ennismore Fits
Ennismore's operating thesis — culture, community, restaurants, bars and founder-built brands — is structurally compatible with 25hours. The challenge is preserving genuine autonomy rather than merely grouping lifestyle labels under one corporate roof.
Current Scale
Accor reports 18 hotels / 3,359 rooms as of 30 June 2026. This is large enough for global relevance but still small enough that individual hotel authorship can remain visible.
Pipeline
Official Ennismore / Accor materials continue to identify new 25hours projects, including a West Cairo debut with roughly 250 rooms and Heimat residences. LHL records future projects separately until operating.
Residences
Heimat and serviced-residence components extend the 25hours idea beyond transient hotel stays. The challenge is translating playful social identity into a product people actually live in.
Good & Green
25hours' CSR platform focuses on neighbourhood support and access to clean drinking water. Sustainability sits inside the brand's people-and-community philosophy rather than being its primary consumer identity.
Architecture
There is no 25hours architectural prototype. Adaptive reuse, new towers, harbour buildings and theatre sites can all work if the design team finds a compelling local narrative.
Design Collaboration
The brand's method depends heavily on architects, interior designers, artists and storytellers. Central brand teams curate and challenge rather than impose one standard package.
Retail
Retail is unusually visible. Bicycles, objects, books and local goods can turn the lobby into a marketplace and reinforce the boutique-department-store idea.
Mobility
Bicycles and urban mobility have long been part of the 25hours guest experience in several cities, fitting the brand's desire to connect guests directly with neighbourhoods.
Music And Nightlife
Bars, DJs and nightlife matter, but 25hours is not simply a party brand. Daytime cafés, coworking, restaurants, retail and local use create a broader social ecosystem.
Who it is Not For
25hours is not for travellers who want quiet classical luxury, neutral interiors or predictable rooms. Visual density, humour and busy public spaces are intentional. Nor is every property positioned at the same luxury intensity.
25hours vs The Hoxton
Both are Ennismore lifestyle brands rooted in neighbourhoods and F&B. The Hoxton is more restrained and residential; 25hours is more theatrical, humorous and design-abundant.
25hours vs Mama Shelter
Mama Shelter is more accessible, playful and standardisable. 25hours generally invests more heavily in bespoke property storytelling and design authorship.
25hours vs Hotel Indigo
Hotel Indigo scales neighbourhood storytelling through a much larger IHG network. 25hours is smaller, more founder-authored and more willing to let each property become visually extreme.
25hours vs w Hotels
W has greater global scale and a codified music / nightlife identity. 25hours is more local-story-led, ironic and European in its original cultural language.
25hours vs me by Meliá
ME frames lifestyle through contemporary culture, fashion and design. 25hours is less polished, more humorous and more explicitly individual from hotel to hotel.
The Risk of Quirk as Formula
Once eccentricity becomes expected, it can become as predictable as standardisation. Vintage objects, witty signs and visual overload only work when they genuinely serve the local story.
The Risk of Scale
International expansion can weaken the founders' original intimacy with each project. The brand must maintain creative attention as the network moves across continents.
The Risk of Corporate Lifestyle
Accor and Ennismore provide extraordinary distribution and development power, but lifestyle credibility can disappear if commercial growth overrides creative judgment.
What Distinguishes 25hours
FOUNDED IN HAMBURG IN 2003. FORMALISED IN 2005 BY KAI HOLLMANN, CHRISTOPH HOFFMANN, STEPHAN GERHARD AND ARDI GOLDMAN. 18 HOTELS / 3,359 ROOMS AT 30 JUNE 2026. A FOUNDER-BUILT LIFESTYLE BRAND WHOSE CENTRAL RULE IS 'YOU KNOW ONE, YOU KNOW NONE': MADE-TO-MEASURE HOTELS, MORE-IS-MORE DESIGN, HUMOUR, LOCAL STORYTELLING, SERIOUS F&B AND SOCIAL SPACES USED BY BOTH TRAVELLERS AND LOCALS.
The Strategic Achievement
25hours proved that a hotel company could scale personality without scaling one design. Its most important asset is not a look but a creative process capable of producing different looks repeatedly.
The Hospitality Lesson
Standardisation can live backstage. Distribution, technology and operating systems can be shared while the guest-facing hotel remains specific, humorous and rooted in its neighbourhood.
