1 · Why It Belongs Here

Janu Tokyo exists because Mori Building wanted a hotel for this estate and went to Aman for a brand that did not yet exist anywhere. The estate did not attract a hotel; it caused one.

2 · Green & Wellness

Each Hills carries an identity: Roppongi Hills as cultural heart, Toranomon Hills as global business centre, Azabudai Hills as Green & Wellness. The identity is not marketing dressing — it decides which tenants and institutions are admitted.

3 · The Design Sequence

Mori describes an inversion of the usual method: the flow of people and the landscape were drawn first, and the towers positioned afterwards so they would melt into the greenery. Compact high-rise footprints bought the ground-level open space.

4 · Assembling the Land

As at Roppongi Hills, the estate is made of many small plots aggregated over years — the slow, unglamorous work that makes a Central Green possible in central Tokyo.

5 · Janu Tokyo

Aman's sibling brand made its world debut here with 122 rooms on the lower floors of Residence A, facing the Central Green, with wellness facilities, spa houses, bars and restaurants. It is the only hotel in the development.

6 · Aman Residences, Tokyo

Ninety-one units occupy floors 54 to 64 of the Mori JP Tower, fully serviced under the Aman name — the residential half of a hospitality proposition that begins on the ground floor with Janu.

7 · One Estate, Two Aman Registers

Placing Janu and Aman Residences in the same estate let one developer serve two different luxury appetites — social and sociable at the base, private and serviced at the summit — without either diluting the other.

8 · Not Only Hospitality

A preventive-medicine centre from Keio University, one of central Tokyo's largest international schools, a venture-capital hub of more than seventy firms and teamLab Borderless moved from Odaiba. The hotel sits inside a working district rather than a leisure enclave.

9 · The Hills Series

Ark Hills 1986, Roppongi Hills 2003, Toranomon Hills, Azabudai Hills 2023. Four decades of one idea, refined each time: put the city vertically so the ground can be given back.

10 · What the Model Does Not Solve

Land assembly on this scale takes decades and depends on a developer patient enough to spend them. The residences set Tokyo price records, which raises the familiar question of who a green, walkable district is actually for; and a single hotel means a single point of failure for the estate's hospitality.
