Ginza Project built a large restaurant portfolio in St Petersburg and Moscow and then opened design hotels and serviced apartments in the same cities, later adding Tbilisi ⚑.
2 · Why it matters
The Library records this house for a structural reason and states the judgement plainly. The group belongs to the "two-sided house" pattern documented across this Part — Nobu, Cipriani, Nikki Beach, Il Borro — in which a restaurant business grows rooms.
Unlike those, its hotels are boutique-premium rather than luxury and do not meet the admission standard of the main register (§4). The editorial decision was to record the group here in full, with its hotel activity described inside this entry, and to leave the main register untouched.
That decision is itself the point: the pattern is recognised, the threshold is not moved.
3 · Signature & ritual
A large portfolio of individually branded restaurants rather than one format; design hotels of small scale; a strong home-market position.
4 · What this house does not solve
A group of many individual concepts has no single brand to build equity in, which limits what the hotels can trade on.
Its market is concentrated in one country, with the exposure that implies ⚑.
And the crossing into rooms was made below the level at which the Library admits houses — the model works commercially and does not, on current evidence, produce a luxury hotel.
