1 · POSITION

Richard Bailey belongs in the Luxury Hospitality Library as one of French Polynesia's most consequential modern hotelier-developers: the builder of Pacific Beachcomber, the operating partner who translated Marlon Brando's environmental vision for Tetiaroa into The Brando, and an early commercial pioneer of technologies that made ultra-luxury island hospitality materially more sustainable.

2 · THE CORRECT LHL ROLE

Group II — Owner-Creators. Primary institutional anchor: Pacific Beachcomber. Primary House anchor: The Brando, Tetiaroa. Secondary House anchors include InterContinental Bora Bora Resort & Thalasso Spa and the wider Pacific Beachcomber resort portfolio.

3 · LOUISIANA TO POLYNESIA

Bailey was born in Lafayette, Louisiana. Biographical materials identify degrees from Stanford University and an MBA from Harvard University.

4 · FALLING FOR FRENCH POLYNESIA

Pacific Beachcomber's own history says Bailey first visited French Polynesia with his family as a boy, returned in the early 1970s, fell in love with a Tahitian woman and with the country, and ultimately made it his home.

5 · TOURISM PROMOTION

Before becoming a resort owner, Bailey worked in destination tourism, including leadership of Tahiti's tourism-promotion organisation, giving him experience on both the destination-marketing and hotel-development sides of the industry.

6 · 1989 - OPERATING LEADERSHIP

A 2011 Pacific Beachcomber biography states that Bailey had served as president and CEO of Pacific Beachcomber and predecessor structures since 1989.

7 · 1998 - ACQUISITION

Pacific Beachcomber's current corporate history records Bailey's 1998 acquisition of TBSA, owner of the Tahiti Beachcomber and Moorea Beachcomber hotels.

8 · 1999 - BORA BORA

The group acquired Moana Beach in Bora Bora in 1999.

9 · 2001 - INTERCONTINENTAL

In 2001, three group hotels were rebranded under the InterContinental flag, pairing local ownership/development with an international luxury operator.

10 · OWNER AND OPERATOR LOGIC

This became a recurring Bailey model: retain local asset/development authorship while using global hotel brands where they strengthened distribution and service positioning.

11 · 2004 - TE MANA O TE MOANA

Bailey and marine ecologist Cécile Gaspar co-founded Te mana o te moana, embedding marine conservation into the group's institutional structure.

12 · 2005 - MAITAI

Pacific Beachcomber acquired Maitai Polynesia Bora Bora in 2005, extending the portfolio beyond a single luxury tier.

13 · 2006 - INTERCONTINENTAL BORA BORA THALASSO

InterContinental Bora Bora Resort & Thalasso Spa opened in 2006 and became one of the key technical laboratories for Bailey's sustainable-resort agenda.

14 · SWAC

The Bora Bora resort became an early commercial application of Seawater Air Conditioning, using cold deep-ocean water for cooling.

15 · SUSTAINABILITY AS ENGINEERING

Bailey's importance is not that he added generic environmental messaging to luxury hotels. He pursued infrastructure — cooling, energy, marine science and island systems — that changed how the resort physically operated.

16 · 2007 - PACIFIC BEACHCOMBER SC

The group adopted the Pacific Beachcomber SC identity in 2007.

17 · 2009 - PAUL GAUGUIN

Pacific Beachcomber acquired the M/S Paul Gauguin luxury cruise ship in 2009, extending the company's French Polynesian hospitality ecosystem from land into the sea.

18 · 2010 - TETIAROA SOCIETY

The group co-created Tetiaroa Society in 2010, establishing a scientific and conservation platform directly connected to the atoll that would host The Brando.

19 · MARLON BRANDO

Bailey's defining hospitality collaboration was with Marlon Brando, who had long imagined Tetiaroa as a place where tourism, research, environmental protection and Polynesian culture could coexist.

20 · A DIFFICULT PARTNERSHIP

Accounts of their relationship portray a productive tension: Brando supplied radical environmental ambition; Bailey supplied hotel development, finance, operations and the discipline required to make the idea viable.

21 · 1999 - THE RELATIONSHIP BEGINS

The Brando's current history says Bailey and Brando developed a close friendship and shared the ambition to build a sustainable luxury resort on Tetiaroa.

22 · 2005 - BAILEY'S OWN ACCOUNT

In a 2005 Los Angeles Times letter, Bailey wrote that he and Brando had spent years discussing Tetiaroa and had jointly submitted a permit application embodying environmental, cultural and aesthetic principles.

23 · AFTER BRANDO

After Brando's death, Bailey continued working with the Brando family trust and local authorities to realise the project.

24 · 2009 - DEVELOPMENT APPROVAL

The Brando's official history states that the Brando Family Trust granted Pacific Beachcomber approval in 2009 to build the 35-villa resort.

25 · 2014 - THE BRANDO

The Brando opened in 2014 and became Pacific Beachcomber's flagship resort.

26 · THE CORRECT AUTHORSHIP

LHL should not frame Bailey as replacing Brando or Brando as having built the finished resort alone. The House is a two-generation collaboration: Brando as visionary originator; Bailey/Pacific Beachcomber as developer, operator and technical realiser.

27 · 35 VILLAS

The original project opened with 35 villas, deliberately limiting density on Tetiaroa.

28 · THE ATOLL AS RESEARCH SITE

The resort's significance extends beyond accommodation because Tetiaroa also functions as a living laboratory for marine and climate research.

29 · LEED PLATINUM

The Brando achieved LEED Platinum certification, reinforcing the project's position as a technically ambitious sustainable luxury resort.

30 · DEEP-OCEAN COOLING

SWAC became one of the resort's defining systems, reducing conventional air-conditioning energy demand by using cold seawater from depth.

31 · SOLAR AND OTHER SYSTEMS

The broader energy strategy incorporated solar generation and other low-carbon technologies rather than relying on a single symbolic sustainability feature.

32 · LUXURY WITHOUT THE SUSTAINABILITY PENALTY

Bailey's strategic achievement was to reject the assumption that environmental ambition required a visibly austere guest product.

33 · THE BRANDO AS PROOF

The Brando became proof that privacy, high service levels, villas, pools and fine dining could coexist with unusually ambitious island infrastructure and conservation.

34 · RESEARCH AS HOSPITALITY INFRASTRUCTURE

At Tetiaroa, scientific research is not external philanthropy attached to a resort after opening; it is part of the property's long-term operating ecosystem.

35 · MARINE CONSERVATION

Bailey's organisations have supported sea-turtle protection, coral research, ocean chemistry and other marine programmes.

36 · BLUE CLIMATE INITIATIVE

In 2018 Bailey launched the Blue Climate Initiative, expanding his environmental work beyond the resort portfolio toward ocean-based climate solutions.

37 · OBAMA CONVERSATION

Tetiaroa Society's biography says the Blue Climate Initiative was inspired by a conversation with Barack Obama while Obama was staying at The Brando.

38 · FROM HOTELIER TO PLATFORM BUILDER

This evolution is important: Bailey moved from hotels to a wider platform connecting hospitality assets, science, conservation and climate innovation.

39 · 2021 - SUCCESSION

Pacific Beachcomber's 2024 CSR timeline states that Yann Bailey became group CEO in 2021 while Richard Bailey remained chairman.

40 · FOUNDER TO CHAIRMAN

The succession marks the institutionalisation of Pacific Beachcomber beyond its founder while preserving Bailey's strategic role.

41 · FRENCH POLYNESIA AS HOME

Bailey's long residence in Polynesia distinguishes him from a remote international developer. His corporate narrative explicitly presents French Polynesia as his adopted home.

42 · LOCAL DESTINATION COMMITMENT

That rootedness matters because Pacific Beachcomber's mission links guest experience to the resilience of Polynesian communities, culture and ecosystems.

43 · THE PORTFOLIO

Pacific Beachcomber has operated across InterContinental resorts, Maitai hotels, The Brando and historically Paul Gauguin Cruises, creating a portfolio across different price points and travel modes.

44 · NOT JUST THE BRANDO

Although The Brando is the strongest House anchor, Bailey's significance cannot be reduced to one celebrity-linked resort. The larger Pacific Beachcomber platform made the project possible.

45 · COMPARISON WITH MARLON BRANDO

Brando supplied the environmental dream and Tetiaroa itself. Bailey supplied the hospitality organisation capable of engineering, financing, building and operating that dream at luxury-resort level.

46 · COMPARISON WITH ISLAND INVESTORS

Unlike an investor whose contribution is mainly capital, Bailey's authorship includes destination marketing, hotel operations, portfolio strategy, technical sustainability and conservation institutions.

47 · WHY GROUP II

Owner-Creators is the correct category because Bailey's role combines ownership/development with a recognisable hospitality philosophy: French Polynesian place, luxury, technical sustainability and long-term ecological stewardship.

48 · WHAT HE CHANGED

RICHARD BAILEY HELPED MOVE SUSTAINABLE ISLAND HOSPITALITY FROM ASPIRATION TO OPERATING INFRASTRUCTURE — USING DEEP-OCEAN COOLING, RESEARCH PARTNERSHIPS AND LONG-TERM CONSERVATION TO SHOW THAT ULTRA-LUXURY COULD FUNCTION AS A PLATFORM FOR ENVIRONMENTAL INNOVATION.

49 · HOSPITALITY LESSON

Sustainability becomes durable when it is built into utilities, ownership structures and scientific partnerships rather than treated as a marketing programme.

50 · STRATEGIC LESSON

A visionary owner and an experienced hotel developer can create more together than either can alone. The Brando works historically because Brando's ambition survived through Bailey's operating discipline.

51 · LHL CONNECTIONS

Primary institutional anchor: Pacific Beachcomber. Primary House anchor: The Brando. Secondary House anchor: InterContinental Bora Bora Resort & Thalasso Spa. Cross-link LHL-P-251 Marlon Brando and the Tetiaroa sustainability/history material.

52 · TIMELINE

Early 1970s · returns to French Polynesia and develops a lasting personal connection to the country. 1980s · works in Tahiti tourism promotion. 1989 · begins leading Pacific Beachcomber/predecessor structures according to company biography. 1998 · acquires TBSA. 1999 · acquires Moana Beach Bora Bora. 2001 · three hotels rebrand under InterContinental. 2004 · co-founds Te mana o te moana. 2006 · InterContinental Bora Bora Resort & Thalasso Spa opens. 2007 · group becomes Pacific Beachcomber SC. 2009 · acquires M/S Paul Gauguin; Brando Family Trust approves Tetiaroa resort development. 2010 · co-creates Tetiaroa Society. 2014 · The Brando opens. 2018 · launches Blue Climate Initiative. 2021 · Yann Bailey becomes CEO; Richard Bailey remains chairman.

53 · STORY BANK — BRANDO THE DREAMER, BAILEY THE BUILDER

Brando wanted a resort with minimal fossil energy and radical environmental ambition. Bailey initially questioned some of the ideas, then helped find the engineering and operating systems that could make them real. The tension between dream and feasibility became the project's strength.

54 · STORY BANK — COLD WATER FROM THE DEEP

One of the most expensive parts of tropical luxury is cooling. Bailey's resorts helped commercialise a system that uses cold deep-ocean water instead of conventional air-conditioning loads. The ocean became part of the resort's mechanical plant.

55 · STORY BANK — THE HOTEL FUNDS THE LABORATORY

Tetiaroa is both resort and research platform. The relationship reverses the usual philanthropy model: scientific stewardship is woven into the economic logic of keeping the atoll valuable and protected.

56 · LEGACY

Bailey's hospitality legacy is the creation of a Polynesian luxury platform in which resort development, international hotel branding, conservation science and engineering are deliberately interconnected.

57 · EDITORIAL NOTE

P-252 should use Pacific Beachcomber as the primary institutional anchor and The Brando as the primary House anchor. The company history gives 1998 as Bailey's acquisition of TBSA, while a 2011 corporate biography says he led Pacific Beachcomber/predecessor entities from 1989; preserve both facts rather than collapsing them into one founding date. Current leadership: Yann Bailey CEO since 2021; Richard Bailey remains chairman. ## Sources & Further Reading
