Sani Resort

Sani Resort is one of Europe’s most complete examples of an integrated luxury family resort. Across 1,000 acres of protected landscape in Halkidiki, five hotels, a marina, beaches, restaurants, sports academies, spas, festivals and a substantial nature reserve operate as one destination rather than as isolated properties.

One Destination, Five Hotels

Sani’s central strategic idea is segmentation within one estate. Sani Beach, Sani Club, Sani Dunes, Porto Sani and Sani Asterias each address a different guest mood while sharing the infrastructure and reputation of the wider resort.

Halkidiki

The Kassandra peninsula gives Sani a Mediterranean resort setting defined by pine forest, wetlands and the Aegean. The natural environment is unusually important because the resort’s scale is balanced by extensive protected landscape.

1,000 Acres

The 1,000-acre estate gives Sani room to separate hotels, beaches, forest and social zones. Large scale therefore creates privacy as well as infrastructure.

Seven Kilometres of Coastline

Approximately seven kilometres of coastline allow different beach experiences to be distributed across the resort rather than concentrated around one hotel.

Sani Marina

Sani Marina is the social heart of the destination. Restaurants, bars, boutiques, yachts and public circulation create a shared centre that connects guests from otherwise differentiated hotels.

The Marina as Common Ground

A multi-hotel resort needs a place where the estate feels like one destination. Sani Marina performs that role, giving guests reasons to leave their own hotel without leaving Sani.

Sani Beach

Sani Beach is the largest and most energetic hotel layer, with the broadest selection of rooms and suites, multiple beaches and pools, and strong family orientation.

Sani Club

Sani Club provides a more secluded, nature-led experience. Renovated accommodation, bungalows, private-pool options and its position among pine-covered slopes create a quieter alternative to the central resort.

Sani Dunes

Sani Dunes is positioned as a more grown-up and design-conscious expression of Sani, close to the Marina and built around an extensively serviced beach and the resort’s largest heated swimming pool.

Porto Sani

Porto Sani is an all-suite family hotel at the heart of the resort. Its lagoon-like pools, proximity to the Marina and family-specific design make it one of Sani’s clearest examples of luxury built around parents with young children.

Sani Asterias

Sani Asterias is the most intimate and exclusive hotel layer. Its residences and villas, direct beach access and marina relationship create the top end of Sani’s accommodation hierarchy.

Asterias After Renovation

The completed renovation of Sani Asterias strengthens its role as the resort’s luxury apex, with new residences and villas and a more refined relationship between private accommodation, beach and Marina.

A Luxury Ladder

The five hotels create an internal luxury ladder. A guest can choose energy, seclusion, adult-oriented glamour, family all-suite comfort or the most exclusive residence-and-villa experience without changing destination.

Segmentation Without Fragmentation

The achievement is that the hotels remain distinct without becoming disconnected. Shared restaurants, academies, Marina, events and transport preserve a single Sani identity.

Family Luxury

Family travel is not treated as a compromise to luxury. Sani designs significant infrastructure around children while preserving high-end dining, spas, beaches and private experiences for adults.

Parents and Children Together and Apart

The resort’s family model recognises that successful multigenerational hospitality requires both shared experiences and protected adult time. Childcare and children’s programming therefore support, rather than replace, the wider luxury proposition.

Sani Suite Collection

The Sani Suite Collection creates a premium service layer across selected suite categories, adding privileges and personalisation without requiring guests to stay in a separate hotel brand.

Personal Concierge

Personal concierge service is one of the mechanisms through which a very large resort can still feel individually managed.

Beaches

Multiple pine-fringed beaches allow each hotel to maintain its own coastal character while guests remain within one integrated estate.

Pools

Ten luxury swimming pools and differentiated pool environments help divide family, social and quieter resort rhythms across the estate.

Sani Dunes Pool

Sani describes the Sani Dunes pool as the largest heated swimming pool in Greece. Its scale is both a leisure amenity and a visual signature.

Five Spas

Five spas distribute wellness across the resort instead of forcing all guests into one central facility. This supports hotel differentiation while maintaining estate-wide depth.

Dining at Destination Scale

Sani currently presents 25 restaurants and more than 15 bars. Food and beverage therefore functions as an independent reason to explore the resort rather than merely supporting room inventory.

Dine Around

The Dine Around programme integrates the restaurant network for half-board and full-board guests. Twenty-four participating restaurants allow guests to move across hotels and Marina venues while retaining a meal-plan framework.

Why Dine Around Matters

Dine Around solves a common integrated-resort problem: guests should experience variety without feeling financially or operationally trapped inside the restaurant attached to their own hotel.

Restaurant Diversity

Greek, Mediterranean, Japanese, Spanish and other cuisines create enough variety for longer stays, an important requirement for a resort whose family guests may remain for a week or more.

Michelin-Star Collaboration

Sani uses collaborations with Michelin-starred chefs to add culinary authority without turning the resort into a collection of formal fine-dining rooms.

Water at Sani Asterias

Water, the flagship restaurant at Sani Asterias, has been reimagined with two-Michelin-starred chef Bruno Oger, strengthening the culinary identity of the resort’s highest accommodation tier.

Sani Gourmet

Sani Gourmet turns gastronomy into an annual event platform, bringing international chefs into the resort and generating cultural relevance beyond everyday hotel dining.

Sani Festival

Sani Festival is the resort’s major cultural anchor. Live music and performance give the estate an identity that extends beyond conventional family-resort programming.

Culture as a Resort Amenity

The festival demonstrates that entertainment can be intellectually and culturally ambitious rather than limited to hotel shows. This matters for adults returning repeatedly to the same family destination.

Rafa Nadal Tennis Center

The Rafa Nadal Tennis Center gives Sani a globally recognised sports partnership and a structured tennis academy rather than generic resort courts.

Chelsea FC International Soccer Centre

The Chelsea FC International Soccer Centre translates another major sports brand into family programming, particularly relevant to children and teenagers.

Bear Grylls Survival Academy

The Bear Grylls Survival Academy uses the natural estate itself as an activity environment, linking branded adventure programming with forest and outdoor exploration.

Why Branded Academies Work

These partnerships solve a credibility problem. Instead of inventing anonymous resort activities, Sani borrows recognised expertise and gives families programmes with clear identities.

Cycling, Hiking and Water Sports

Beyond the branded academies, cycling, forest walks, sailing and water sports allow the resort to use its physical scale as an activity platform.

Ten Kilometres of Forest Trails

Sani promotes approximately ten kilometres of pine-forest trails, giving the estate a land-based exploration layer alongside beach and marina life.

Sani Wetlands

The wetlands cover approximately 110 hectares and support more than 225 bird species. This makes biodiversity a material part of the estate rather than a decorative sustainability claim.

Nature as Product

Forest, wetlands and coastline are guest experiences as well as protected environments. The commercial value of Sani therefore depends directly on ecological quality.

Sani Green

Sani Green is the umbrella sustainability programme covering energy, water, waste, procurement, biodiversity and community initiatives.

Renewable Electricity

Sani states that the resort has operated on 100% renewable electricity since 2019.

Carbon Neutrality

In 2020 Sani became, according to the resort, the first carbon-neutral resort in Greece. This gives sustainability a measurable operational dimension rather than leaving it at the level of brand language.

Biodiversity and Birdwatching

Guided eco-excursions and birdwatching turn conservation into guest education. The wetlands therefore function simultaneously as protected habitat and interpretive experience.

Local Community

Sani’s sustainability programme includes local sourcing, charity partnerships and community projects. The resort’s scale gives it economic influence beyond its property boundaries.

Blue Flags

The resort’s beaches are repeatedly associated with Blue Flag recognition, linking beach quality and environmental management to the guest proposition.

Sani Rewards

Sani Rewards is the resort’s formal loyalty programme. Unlike a third-party hotel-chain programme, it is designed specifically around repeat use of the five Sani hotels.

One Loyalty System Across Five Hotels

The programme reinforces the idea that guests belong to Sani first and to an individual hotel second. Repeat visitors can move between hotel types while remaining inside one relationship ecosystem.

Direct Booking

Loyalty, personalised service and resort-wide benefits strengthen direct booking and reduce dependence on external distribution.

The Repeat Family

Sani is particularly suited to repeat family travel. As children age, a family can change hotel, room type and activities without abandoning a familiar destination.

Generational Retention

A strong integrated family resort can retain guests through life stages: young couples, families with infants, school-age children, teenagers and eventually multigenerational groups.

Length of Stay

The breadth of dining, sport, beaches, wellness and events supports longer stays because guests do not need to leave the estate to create daily variation.

The Resort as a Controlled Destination

Sani offers many of the choices of a destination while retaining the operational control of a resort. This is one of its strongest competitive advantages.

Comparison with Ikos

Sani and Ikos share ownership history and a strong family-luxury orientation, but their consumer propositions differ. Ikos is built around an ultra-inclusive model; Sani retains a more open resort economy with distinct hotels, Marina life and Dine Around structures.

Comparison with Forte Village

Forte Village is another large Mediterranean family resort with extensive sports and dining. Sani’s five-hotel segmentation, Marina and protected natural estate give it a different spatial and brand logic.

Comparison with Costa Navarino

Costa Navarino is broader as a destination-development model, combining several global hotel brands, golf, residences and regional development. Sani is more tightly unified under one resort identity and more concentrated around family leisure.

Comparison with One&Only Resorts

One&Only generally uses a single ultra-luxury resort as the destination anchor. Sani instead builds luxury through a ladder of five hotels and a much larger shared family ecosystem.

Comparison with Club Med Exclusive Collection

Club Med solves family leisure through a highly systematised all-inclusive model. Sani is more hotel-like, gastronomically open and internally segmented, with greater emphasis on Marina and individual hotel character.

Luxury Through Choice

Sani’s luxury is partly abundance of choice: five hotels, multiple beaches, 25 restaurants, sports academies, spas, Marina, festivals and nature.

Luxury Through Friction Removal

At the same time, concierge service, childcare, transfers, meal-plan integration and resort mobility reduce the complexity that such choice could otherwise create.

Luxury Through Trust

For repeat families, the strongest luxury may be confidence: knowing the beach, childcare standards, restaurants, staff systems and medical or practical logistics before arrival.

Operational Complexity

A five-hotel estate with restaurants, beaches, academies, events, spas, nature management and transport is operationally complex. Sani’s product depends on coordination across functions that guests experience as one resort.

Seasonality

Halkidiki remains a seasonal Mediterranean destination. Concentrated summer demand supports energy and pricing but creates staffing, maintenance and utilisation challenges outside the core season.

Scale and Intimacy

The central challenge is to keep a 1,000-acre resort emotionally manageable. Hotel segmentation, concierge service, beach zoning and Marina geography are tools for preventing scale from becoming anonymity.

What the Model Does Not Solve

Sani cannot fully escape the trade-offs of an integrated resort. Its scale can feel complex, peak-season demand can strain shared spaces, and guests seeking extreme isolation may prefer a small private resort. The model also depends on continual investment in landscape, staff, dining and family infrastructure to keep five hotels feeling coherent rather than institutional.

What Distinguishes Sani Resort

ONE 1,000-ACRE DESTINATION. FIVE DISTINCT HOTELS. SEVEN KILOMETRES OF COASTLINE. SANI MARINA AS THE SOCIAL HEART. 25 RESTAURANTS AND 15+ BARS. RAFA NADAL TENNIS CENTER, CHELSEA FC INTERNATIONAL SOCCER CENTRE AND BEAR GRYLLS SURVIVAL ACADEMY. FIVE SPAS. SANI FESTIVAL AND SANI GOURMET. 110-HECTARE WETLANDS WITH 225+ BIRD SPECIES. 100% RENEWABLE ELECTRICITY SINCE 2019. SANI REWARDS AS A RESORT-WIDE LOYALTY SYSTEM.

The Strategic Achievement

Sani’s achievement is to make a very large resort behave like a portfolio of specialised hotels while preserving the convenience of one destination. Families can change rhythm, price point and privacy level without giving up the infrastructure that makes the resort easy to use.

The Hospitality Lesson

The Sani lesson is that family luxury is an infrastructure discipline. Childcare, restaurants, beaches, sports, wellness, transport and nature must work together so that different family members can pursue different days and still experience one coherent holiday.

Editorial Note

LHL classifies Sani Resort as an integrated luxury family resort destination rather than a single hotel brand. The five hotels are best understood as differentiated accommodation layers inside one hospitality system.
