Palazzo Versace invented the fashion-branded hotel, and then lost the building that proved it.
Position
In 1997 Soheil Abedian of the Australian developer Sunland Group went to the House of Versace in Milan and proposed a Versace-branded hotel. It opened at Main Beach on the Gold Coast on 15 September 2000 at a cost of around 200 million dollars: 200 rooms, 72 apartments, a 600-seat ballroom, a 90-berth marina and a Versace store, with the design and furnishing overseen from Milan. It was the first fashion-branded hotel in the world. Everything in Part I Volume 1 — Armani, Bvlgari, Missoni, Baccarat, Karl Lagerfeld, Fendi — is downstream of it.
⚑ And then it ended
The Gold Coast hotel was sold to a Chinese-backed consortium in 2012 for 68.5 million dollars, less than the 80 million asked. In 2023 the House of Versace declined to renew the licence — reported as citing that the hotel no longer met its standards — and the agreement ended on 31 July 2023. The thousands of Medusa tiles were removed and the building reopened as the Imperial Hotel. The house that invented the category no longer carries the name.
Dubai and Macau
Palazzo Versace Dubai opened on Dubai Creek in 2015 after a decade of delay, with interiors and furniture designed by Donatella Versace across 215 rooms and 169 residences, developed by Enshaa PSC. Macau followed in 2024 — 271 rooms on twelve levels inside the Grand Lisboa Palace complex with SJM, standing beside the first Karl Lagerfeld hotel. For a period between 2023 and 2024, Dubai was the only Palazzo Versace in the world.
What this model does not solve
This is the register’s clearest demonstration of what a licensed brand actually is. Versace never owned the Gold Coast hotel; it licensed a name, supervised a design, and could withdraw both — and did, taking the furniture and the decor with it. A guest who booked a Versace hotel in 2022 and returned in 2024 found the same building under another name. Every fashion house in this volume operates on the same terms, and most guests do not know it.
