Emaar Hospitality Group is the hospitality arm of Emaar Properties, the Dubai-based integrated real-estate developer founded and chaired by Mohamed Alabbar.
Position
Emaar Hospitality Group is the hospitality arm of Emaar Properties, the Dubai-based integrated real-estate developer founded and chaired by Mohamed Alabbar. For LHL, its most important luxury lineages are the internally created Address Hotels + Resorts and the joint Emaar–Giorgio Armani platform Armani Hotels & Resorts.
Register position
LHL-468 · Part II corporate group. Current LHL scope: Address Hotels + Resorts and Armani Hotels & Resorts.
Parent
Emaar Hospitality is not independent from the real-estate system around it. It sits inside Emaar Properties, whose core competence is large-scale development of communities, towers, malls and destinations.
Founder context
Mohamed Alabbar is founder and chairman of Emaar Properties and heads Emaar's hospitality and Armani partnership strategy.
Why parentage matters
Unlike a fee-only hotel franchisor, Emaar can combine master development, real-estate ownership/development, hotel brands, residences, malls and leisure infrastructure inside the same destination.
2004 diversification
Emaar's 2009 annual report says that in 2004 the group deliberately diversified geographically and by business segment, using hospitality and malls as recurring-income growth engines.
Address creation
Address Hotels + Resorts was created and owned by Emaar Hospitality Group.
First Emaar hospitality brand
Address's current official About page explicitly calls Address Hotels + Resorts the first brand launched by Emaar Hospitality Group.
Address positioning
Emaar currently calls Address a super-premium brand focused on luxury and multi-sensory experiences.
Where Life Happens
Address's guest-facing identity is organized around the phrase Where Life Happens and a more personal lifestyle-luxury experience.
2008 flagship
Emaar's 2008 annual report described The Address Downtown Burj Dubai as the flagship of the newly created Address Hotels + Resorts.
Early expansion
The Address Dubai Mall and The Address Dubai Marina followed, establishing a cluster inside Emaar-developed Dubai destinations.
Management-contract proof
Emaar's 2009 annual report recorded management contracts for future Address projects in France and Morocco, showing from an early stage that the brand could be exported onto third-party developments.
Why that matters
Address was never structurally limited to hotels whose real estate Emaar itself owned.
Current Address geography
Emaar Hospitality's current site lists Address hotels across the UAE, Bahrain, Saudi Arabia, Turkey and Egypt.
Address residences
Address also extends into serviced and branded residences, linking Emaar's hotel brand directly with its real-estate development expertise.
Residence logic
Emaar Hospitality's current residence pages explicitly sell hotel-style branded living across Address and Vida projects.
Armani partnership
Armani Hotels & Resorts is structurally different from Address: it was created through a collaboration between Giorgio Armani S.p.A. and Emaar.
Agreement date
Current Armani material says Armani Hotels & Resorts was founded in 2005 through an agreement between Giorgio Armani S.p.A. and Emaar Properties.
Earlier collaboration context
Emaar annual reports describe the Armani collaboration as a strategic global hotel, resort and residence platform and show active development before the first hotel opened.
Division of authorship
Giorgio Armani supplies the aesthetic vision and design identity; Emaar supplies development and hospitality operating expertise.
Official Armani wording
Armani Hotels' current About page says the brand combines Giorgio Armani's taste with Emaar Hotels & Resorts' developmental expertise.
Dubai first
Armani Hotel Dubai opened in April 2010 inside Burj Khalifa as the first Armani hotel.
Burj Khalifa relationship
The first hotel sits inside Emaar's own landmark development, making it a particularly integrated example of developer + building + hotel operator + fashion designer.
Design authorship
Emaar itself calls Armani Hotel Dubai the world's first hotel designed by Giorgio Armani.
Milan second
Armani Hotel Milano opened in 2011 as the second hotel in the collaboration.
Milan building authorship
The Milan hotel occupies a 1937 rationalist building originally designed by Enrico A. Griffini. Giorgio Armani's interior/hospitality authorship does not erase the building's architectural author.
Current Armani hotels
The current Armani Hotels site lists Dubai and Milan as the two operating hotels.
Diriyah pipeline
Armani Hotel Diriyah is the announced third hotel and remains a future destination as of September 2026.
Diriyah ownership/development distinction
The Diriyah project is developed by the destination/development side in collaboration with Armani and is planned to be managed by Emaar Hospitality Group.
Why Diriyah matters
It proves the Armani system can move beyond Emaar-owned Dubai real estate into a third-party destination while Emaar retains hospitality management.
Armani residences
The collaboration has always included branded residences as well as hotels.
Burj residences
Burj Khalifa includes Armani-designed residential apartments alongside the hotel.
Future residences
Current Armani development material actively invites developers, investors and owners to develop new hotels and branded residences.
Current Emaar portfolio
Emaar Hospitality's current hotel page says it oversees seven distinctive hotel brands and 12,600 keys globally.
LHL scope warning
⚑ LHL-468 currently admits only Address and Armani. Emaar Hospitality's actual corporate architecture is broader.
Other Emaar brands
Current first-party pages also identify Vida Hotels & Resorts, Palace Hotels + Resorts, Al Alamein Hotel and other hospitality propositions.
Rove relationship
Emaar's 2024 annual report separately identifies Rove Hotels as a joint venture with Meraas.
Why LHL excludes them
The two-brand LHL scope is therefore a curation decision around luxury significance, not a complete corporate brand list.
2024 scale
Emaar's 2024 integrated report listed 15 Address hotels with 3,900+ keys, two Armani hotels with 250+ keys, seven Vida hotels and additional hospitality assets.
Owner mindset
Emaar Hospitality's current About page explicitly lists Ownership Mindset as a corporate value.
But 'ownership mindset' is not title
The phrase describes culture; it is not evidence that Emaar owns every hotel operated under its brands.
Real-estate integration
Emaar's distinctive advantage is that hospitality can be embedded inside larger destinations containing residences, retail, leisure and public attractions.
Downtown Dubai
Armani Hotel Dubai, Address Downtown and other hospitality assets are inseparable from the wider Downtown Dubai ecosystem developed by Emaar.
Dubai Mall adjacency
Address Dubai Mall demonstrates direct integration between hotel demand and Emaar's retail infrastructure.
Leisure assets
Emaar Hospitality also operates golf, polo, equestrian and yacht-club assets, broadening the group beyond lodging.
Restaurants
The group operates dining concepts as part of its hospitality and lifestyle system.
Recurring income
Emaar historically framed hospitality as a recurring-income business complementing property development.
Why this matters financially
A developer can monetize a destination not only by selling property but through long-term hotel, leisure, retail and branded-residence income.
Brand as real-estate multiplier
Address and Armani can increase the positioning and saleability of residences and mixed-use developments associated with them.
Branded-living risk
The brand relationship and the physical property remain different assets; branded residences require project-specific licence, management and owner documentation.
Address ownership claim caution
Address's own About page says the brand 'owns and operates Address Residences'; this is broad marketing language and should not be generalized into title ownership of every residence unit.
Armani legal operation
Current Armani Milano terms identify the Armani Hotels & Resorts website as an Emaar Hotels & Resorts LLC site and refer to Armani hotels and residences managed by Emaar and affiliates.
Armani loyalty nuance
Current U by Emaar offers are available at Armani Milano, but the offer states members cannot earn or redeem points there, showing that commercial integration can be partial rather than identical across properties.
Fashion authorship
Armani Hotels must retain Giorgio Armani's creative authorship rather than being written as a wholly Emaar-invented hotel brand.
Developer authorship
Conversely, Emaar's role should not be reduced to financier: it brought development, hotel management, distribution and mixed-use expertise to the partnership.
Address authorship
Address is a genuine Emaar-created brand and therefore belongs more directly to Emaar's internal hospitality authorship.
Mohamed Alabbar
Alabbar's role connects Emaar's real-estate city-building model with hospitality strategy and the Armani partnership.
Corporate leadership
Current Emaar principal-officer material identifies Nicolas Bellaton as leading Emaar Hospitality Group's portfolio including Address, Vida, Armani and Palace.
Expansion model
Current Emaar Hospitality development pages actively seek development partners and present the group as a hospitality development partner rather than only operator of Emaar-built hotels.
Third-party growth
The management-contract history of Address and the Diriyah Armani project show how Emaar's brands can travel independently of Emaar property ownership.
Pipeline caution
⚑ Future destinations and announced projects are not operating hotels. Diriyah and other pipeline projects remain pipeline until verified opening.
Armani historical forecast caution
⚑ Emaar's 2008-09 reports projected Armani hotels/resorts in several global cities and Marrakech. Many of those early targets did not materialize. Historical pipeline should not be rewritten as actual portfolio.
Current Armani count caution
⚑ Despite early ambitions for a large global chain, only Dubai and Milan are operating on the current official Armani site, with Diriyah presented as future.
Brand-count caution
⚑ Emaar Hospitality currently says seven hotel brands, while its public hotel-brand page visibly emphasizes a smaller set of named brands/properties. Corporate counts can include concepts or categories not admitted separately by LHL.
Ownership caution
⚑ Emaar is a major property developer and owns many hospitality assets, but a management agreement or brand presence alone does not prove Emaar owns the underlying hotel real estate.
Armani partnership caution
⚑ Armani Hotels & Resorts is a collaboration/joint development platform between Armani and Emaar, not a simple wholly Emaar-authored fashion hotel brand.
Address history caution
⚑ The Address brand began in Dubai within Emaar developments but early annual reports already documented external management contracts; it should not be described as an owner-only brand.
What this entry does not establish
This master does not establish the landowner, hotel-owning entity, management-contract term or residence licence structure for every Address or Armani project.
Library scope
Address Hotels + Resorts; Armani Hotels & Resorts.

Profile
Emaar Hospitality Group · LHL-468. Hospitality arm of Emaar Properties PJSC, Dubai. Parent founder/chairman: Mohamed Alabbar. LHL luxury scope: Address Hotels + Resorts and Armani Hotels & Resorts. Address is Emaar-created; Armani Hotels & Resorts is a Giorgio Armani-Emaar collaboration. Corporate capabilities: development, hotel operation, branded residences, leisure clubs, dining and mixed-use destination integration.
Conclusion
Emaar Hospitality is one of Part II's clearest developer-hospitality hybrids. Address was created inside Emaar to turn its own destinations into a repeatable luxury hotel system; Armani added an external fashion author whose aesthetic could be combined with Emaar's development and management expertise. The result can look vertically integrated in Dubai, but the brands are portable: Address signed third-party management contracts early, and Armani Diriyah is designed to be managed by Emaar inside somebody else's destination. Emaar can develop the city, own assets, manage the hotel and sell branded residences — but those roles must still be proved separately for each project.
