1 · Opening

Peck has traded off the via Spadari since 1883 and calls itself Milan's first food hall: delicatessen, cheese, charcuterie, wine cellar, prepared food, café and restaurant on several floors of one building.

2 · Why it matters

Group III has two other emporia, and each solved the same problem differently. Fortnum & Mason built itself around the hamper — a thing that leaves. Dallmayr built a complete culinary system. Peck's answer is the building: a vertical sequence in which the customer descends through cellars and ascends to a table, and the shopping is the visit.

That is a genuinely different hospitality proposition from a shop with a café in it, and it is the model that food halls from Eataly to hotel lobbies have been copying without acknowledging the source.

3 · Signature & ritual

A cheese counter treated as a display case, a wine cellar under the shop, and a restaurant upstairs eating from the floors below it.

4 · What this house does not solve

An emporium is a working retail business with a hospitality frontage, and the two have different margins, different staff and different hours.

Fresh food retail at this level carries wastage that a restaurant does not, and the model needs volume that a single-city house struggles to reach.

And a house whose product is a building cannot expand without diluting exactly what makes it work.
