1 · WHY THEY BELONG

God Nisanov and Zarakh Iliev belong in LHL as a partnership rather than as two unrelated biographies. Their hospitality significance comes from the same ownership and development platform — Kievskaya Ploshchad — and most clearly from the acquisition, restoration and luxury repositioning of Moscow's Hotel Ukraina.

2 · THE PARTNERSHIP

Nisanov and Iliev are long-standing business partners whose principal real-estate platform, Kievskaya Ploshchad Group, was founded in 1992. The group became one of Moscow's major private developers and asset owners across commercial real estate, markets, retail, food and mixed-use projects.

3 · WHY THIS IS AN OWNERS & BUILDERS STORY

Neither man is important to LHL primarily as a hotel operator. Their relevance is capital, ownership, redevelopment and stewardship of a landmark hospitality asset. This places them in Owners & Builders rather than Operators or Brand Authors.

4 · KIEVSKAYA PLOSHCHAD AS THE PLATFORM

Kievskaya Ploshchad provides the corporate infrastructure behind their property investments. For LHL it is a contextual link, not a hotel brand: the group is far broader than hospitality and should not sit beside operating hotel collections.

5 · HOTEL UKRAINA

The defining hotel connection is Hotel Ukraina, the monumental Moscow hotel opened in 1957 in one of the city's Stalin-era skyscrapers. The building's architectural and historical identity predates its current owners and hotel affiliation.

6 · 2005 - ACQUISITION

Structures associated with Kievskaya Ploshchad acquired Hotel Ukraina in 2005. The purchase gave the partners control of one of Moscow's most recognisable historic hotel buildings.

7 · FROM ASSET PURCHASE TO HOSPITALITY PROJECT

The significance lies not in the acquisition alone. A landmark building can remain a passive real-estate holding; Hotel Ukraina instead entered a major restoration and repositioning programme intended to return it to the top end of Moscow hospitality.

8 · 2007-2010 - RECONSTRUCTION

The hotel underwent an extensive multi-year reconstruction and restoration. The project had to reconcile preservation of monumental architecture and historic interiors with the infrastructure expected of a contemporary luxury hotel.

9 · PRESERVATION AND MODERNISATION

The central development problem was dual: preserve the identity that made Hotel Ukraina culturally important while replacing or upgrading the systems required for modern guestrooms, food and beverage, wellness, events, security and international hotel operation.

10 · 28 APRIL 2010 - LUXURY REOPENING

The restored hotel reopened on 28 April 2010 as Radisson Royal Hotel, Moscow. The reopening transformed a Soviet-era landmark into a contemporary international luxury property without discarding the Ukraina identity embedded in the building.

11 · INTERNATIONAL OPERATOR, LOCAL OWNERSHIP

The case illustrates a recurring LHL ownership model: local private capital owns and restores a landmark asset while an international hotel company supplies brand, distribution and operating systems.

12 · 2019 - RADISSON COLLECTION

In January 2019 the hotel became Radisson Collection Hotel, Moscow as Radisson repositioned the property within its higher-end collection architecture.

13 · THE HOUSE REMAINS THE PROTAGONIST

For LHL, Hotel Ukraina is more important than the succession of operating labels. Radisson Royal and Radisson Collection describe management / branding chapters; the House itself carries the architectural and historical continuity.

14 · A SEPARATE HOUSES ENTRY

Hotel Ukraina / Radisson Collection Hotel, Moscow should receive its own LHL Houses article later. This People entry deliberately does not duplicate the House history; it establishes the ownership and redevelopment connection.

15 · THE MOSCOW SKYLINE

Hotel Ukraina's value is inseparable from its place in Moscow's skyline. Ownership of such an asset carries a different responsibility from development of a conventional new-build hotel.

16 · SCALE

The hotel is a very large hospitality asset rather than an intimate boutique property. Its restaurants, wellness, apartments, events and other facilities make redevelopment operationally complex.

17 · ART AND INTERIORS

The restored property contains an important collection of Soviet-period art and decorative material. Preserving this layer helps distinguish restoration from simple luxury refurbishment.

18 · THE RIVER RELATIONSHIP

The site's relationship with the Moskva River became part of the wider hospitality experience, including the branded yacht / river-cruise ecosystem associated with the hotel.

19 · HOSPITALITY AS URBAN REGENERATION

The Ukraina project shows how a hotel can function as an anchor in the renewal of a larger urban area. Restoring a landmark changes not only room inventory but the perception and commercial gravity of its surroundings.

20 · THE WIDER DEVELOPMENT CONTEXT

Kievskaya Ploshchad has continued to develop and acquire major Moscow assets around transport, retail, food and mixed-use districts. LHL mentions this only to explain the partners' capability as large-scale urban developers.

21 · WHY NOT MAKE KIEVSKAYA PLOSHCHAD A HOTEL BRAND

The group is a diversified property company. Its hospitality assets do not constitute a coherent consumer hotel brand with a shared service or design proposition. The correct LHL node is therefore the owners, with links outward to individual Houses.

22 · NISANOV'S ROLE

God Nisanov is widely identified as chairman / principal figure of Kievskaya Ploshchad and one of the partnership's public business leaders. In LHL he is treated as co-author of the ownership and redevelopment strategy rather than isolated from Iliev.

23 · ILIEV'S ROLE

Zarakh Iliev is the long-standing co-owner and business partner whose capital and development activity are structurally intertwined with Nisanov's. A joint article avoids falsely assigning a shared hotel project to only one partner.

24 · WHY A JOINT ARTICLE IS BETTER

Hospitality histories often personalise partnership projects around the more visible founder. Here the ownership evidence and corporate history point to a durable Nisanov–Iliev partnership. The joint card preserves that structure.

25 · OWNERSHIP VS OPERATION

Owning a luxury hotel and operating one are different disciplines. The partners' historical contribution is the decision to acquire, invest and restore; Radisson supplied the international hotel-brand layer.

26 · THE CAPITAL COMMITMENT

Large-scale restoration of a protected or historically important hotel requires patient capital before operating returns appear. This is one reason owners belong in hospitality history even when they do not design service standards.

27 · THE REPOSITIONING DECISION

Reopening Hotel Ukraina at the luxury level rather than merely refurbishing it as a mass-market hotel preserved its symbolic position in Moscow hospitality.

28 · THE RISK OF MONUMENTAL ASSETS

Landmark hotels carry unusually high costs: structural complexity, preservation obligations, large public spaces, legacy systems and the need to modernise without destroying historical value.

29 · THE ADVANTAGE OF MONUMENTAL ASSETS

The same buildings possess scarcity that new development cannot reproduce. Skyline presence, memory and architectural identity can become durable competitive advantages after successful restoration.

30 · COMPARISON WITH PADDY MCKILLEN

McKillen's hospitality significance similarly comes from ownership, redevelopment and stewardship of major luxury assets. His projects are more concentrated in Western European ultra-luxury and design culture; Nisanov and Iliev's defining LHL case is monumental Moscow redevelopment.

31 · COMPARISON WITH VLADISLAV DORONIN

Doronin combines development ownership with direct control of Aman and Janu, making him both owner and global hospitality-brand principal. Nisanov and Iliev remain primarily asset owners / developers working with an external hotel brand.

32 · COMPARISON WITH MOHAMED ALABBAR

Alabbar used large-scale development to create hospitality brands and destination ecosystems. Kievskaya Ploshchad is similarly capable at urban scale, but Nisanov and Iliev have not built an equivalent global hotel operating brand.

33 · WHAT THE MODEL DOES NOT SOLVE

Capital can restore architecture but cannot by itself create great hospitality. International branding can improve distribution but does not guarantee cultural sensitivity. The success of a landmark hotel requires alignment among owner, architect, preservation specialists, operator and staff.

34 · WHAT DISTINGUISHES NISANOV & ILIEV

A LONG-STANDING REAL-ESTATE PARTNERSHIP BEHIND KIEVSKAYA PLOSHCHAD GROUP. THEIR DEFINING LHL HOSPITALITY CONTRIBUTION IS THE ACQUISITION, MAJOR RESTORATION AND LUXURY REPOSITIONING OF MOSCOW'S HOTEL UKRAINA: ACQUIRED IN 2005, RECONSTRUCTED IN 2007–2010, REOPENED ON 28 APRIL 2010 AS RADISSON ROYAL HOTEL, MOSCOW, AND REBRANDED RADISSON COLLECTION HOTEL, MOSCOW IN 2019. THEIR ROLE IS OWNER-DEVELOPER RATHER THAN HOTEL OPERATOR.

35 · THE STRATEGIC ACHIEVEMENT

Their hospitality achievement is the preservation and commercial revival of a landmark whose value extends beyond hotel economics. The Ukraina project demonstrates how private development capital can return a historic grand hotel to contemporary luxury use.

36 · THE HOSPITALITY LESSON

Owners shape hospitality history through decisions made years before a guest arrives: what to acquire, what to preserve, how much to invest and which operating partner to appoint. Hotel Ukraina is a clear example of ownership strategy becoming part of the House's biography.
