EDITORIAL NOTE
Burns built the first Asia-based global luxury brand in an industry that had been European and American, and he did it by combining two traditions rather than exporting one. Regent International Hotels was founded in 1970 with Japan's Tokyu Group; the first house opened at Waikiki in 1971; **Adrian Zecha and Georg Rafael joined soon after, and the three of them ran it to seventeen hotels in twenty-two years.** The flagship, Regent Hong Kong, opened in 1980 on the Kowloon waterfront and was repeatedly called the best hotel in the world. **The register holds Burns as the register's clearest case of a founder whose company was dismantled and whose standards were not:** he sold in 1992, the brand went to Four Seasons, and the hotels under development in New York, Milan, Bali and Istanbul opened as Four Seasons instead.
1 · THE WALDORF, AT NIGHT SCHOOL
He began at the Waldorf-Astoria in the late 1940s while studying at New York University. **The register notes the building:** the house Conrad Hilton would buy in 1949 is where Burns learned the trade.
2 · THE ARMY, THEN THE DEGREES
Four years in the US Army, then Michigan State's hotel school in 1958 and an MBA from Michigan in 1960. **He is the first person in this group with a formal hotel education**, and it shows in what he built.
3 · SHERATON
The management training programme took him through Detroit, Pittsburgh, Dallas and Nebraska before Hawaii in 1960.
4 · 1963 — THE KAHALA HILTON
General manager, and a faculty member alongside the job. **Teaching while operating is the pattern of his whole career** — he spent six decades advocating for hospitality education.
5 · WHAT HE SAW IN ASIA
By his forties he had worked for Waldorf, Sheraton and Hilton. **He turned to a market the industry treated as a desert for luxury hotels** and concluded the opposite.
6 · 1970 — REGENT
Founded in partnership with Japan's **Tokyu Group**. The structure matters: an American operator and a Japanese corporate partner, based in Asia, from the first day.
7 · 1971 — WAIKIKI
The first Regent opened at Waikiki Beach.
8 · THE THREE OF THEM
Burns was joined soon after by **Georg Rafael**, a European, and **Adrian Zecha**, an Asian. **An American, a European and an Asian running one company was itself the proposition**, and every account of Regent's identity comes back to it.
9 · 1976 — NEW WORLD
Regent formed a partnership with Hong Kong's New World Group to build on Victoria Harbour.
10 · 1980 — REGENT HONG KONG
497 rooms at 18 Salisbury Road, Tsim Sha Tsui, built from the ground up on the waterfront ⚑ opening given as 1980 and 1981. **Consistently named the best hotel in the world.**
11 · THE BATHROOM
Regent introduced the **five-fixture bathroom** — spacious, marble, with separate tub and stall shower. **It is now the standard in every five-star hotel on earth**, and almost nobody knows where it came from.
12 · THE VILLA
Regent Bali at Jimbaran was the first resort built on the **all-villa, private-pool concept.** That is the format Aman is famous for, and Zecha was inside this company when it was invented.
13 · WHY BOTH MATTER
**Two of the defining physical formats of modern luxury hospitality — the marble bathroom suite and the private-pool villa — came out of one company in one decade.** The register states it plainly because the company no longer exists to say it.
14 · THE METHOD
Anticipating what a guest has not asked for; empowering staff to act; rigorous training. **Eastern warmth with Western efficiency**, stated as a system rather than a slogan.
15 · 1985 — BEVERLY WILSHIRE
The Regent Beverly Wilshire joined the chain and five years later played itself in *Pretty Woman*, which did more for the brand's public recognition than any campaign.
16 · 1986 — THE STAKE
EIE International acquired 35%.
17 · 1992 — THE SALE
Burns decided to sell his remaining 65%. **EIE exercised its right of first refusal, took the whole company, and promptly sold it to Four Seasons.**
18 · WHAT HAPPENED TO THE PIPELINE
The Regents under development in **New York, Milan, Bali and Istanbul opened as Four Seasons.** Zecha's earlier remark that his legacy lives on in another company's crown is literally true, and it is Burns's legacy too.
19 · THE BRAND'S AFTERLIFE
Four Seasons, then Carlson, then Formosa International Hotels in 2010 — which appointed Burns **Honorary Chairman** — then IHG's majority stake in 2018. Regent Hong Kong itself became the InterContinental in 2001 and **took its own name back in 2023.**
20 · VILLA FELTRINELLI
After Regent he bought an abandoned villa on Lake Garda and rebuilt it as the Grand Hotel a Villa Feltrinelli. **A man who had run seventeen hotels finished with one**, which the register records without sentiment: it is the standard end of the founder's arc in this group.
21 · 1992 — THE WTTC
He co-founded the World Travel and Tourism Council in the same year he sold, and spent the rest of his life on education and advocacy.
22 · WHAT BURNS CHANGED
He proved that a luxury brand could be built in Asia on Asian service and sold worldwide, and he invented two of the physical standards the whole industry now takes for granted. **He also trained people:** Raymond Bickson, later chief executive of Taj, and Ralf Ohletz, later of GHM, both came through Regent, and Zecha and Rafael left it to found Aman and Rafael Hotels.
23 · WHAT THIS MODEL DOES NOT SOLVE
A minority partner with a right of first refusal can take the whole company from the founder who wanted to sell part of it. **Burns's exit is the structural lesson of the entry** — the sale he chose was not the sale he got. And an operator who does not own the buildings can lose the brand and the pipeline together, which is exactly what happened in 1992.
24 · BURNS, ZECHA AND RAFAEL
The register holds all three. **They are the only founding trio in Part IX where each partner left and founded something else that is also in this Library** — Aman, Rafael Hotels, and Regent itself. Zecha said Rafael and Burns deserved the credit for Regent's reputation; the register prints that as his testimony.

And sold it, promptly, to a competitor.
The hotels he was still building opened under another name.
29 · LEGACY
Burns is in this register because the things he invented outlived the company that invented them and are now anonymous. The five-fixture bathroom, the private-pool villa, and the proposition that Asian service could be the world standard rather than a local charm. **He also produced the people:** Zecha left and built Aman, Rafael left and built Rafael Hotels, Bickson went to Taj, Ohletz to GHM. **A company that lasted twenty-two years is upstream of four others in this Library.**
