Nobu Residences

Nobu Residences is the private-living extension of Nobu Hospitality, carrying a brand that began with restaurants into hotels and then into owned and residence-format homes.

Position

Nobu Residences is the private-living extension of Nobu Hospitality, carrying a brand that began with restaurants into hotels and then into owned and residence-format homes. Cuisine is not merely an amenity: Nobu dining is one of the central systems through which the residential identity is created.

Classification

Part VII · Volume 6 · Culinary & Lifestyle Residences. LHL-R-096 · P7-06-01. Parent: LHL-096 · Nobu Hospitality.

Primary-source rule

This master prioritizes Nobu Hospitality and Nobu Hotels primary sources: the current residence directory, Residence Collection, individual property pages, official history and current hotel material.

Founders

Nobu Hospitality identifies Chef Nobu Matsuhisa, Robert De Niro and Meir Teper as co-founders.

Restaurant origin

Nobu describes the evolution from restaurant to hospitality as natural: the experience moved from sitting down for dinner to staying the night.

1994 anchor

Nobu's official history places the sister brand Nobu restaurant in TriBeCa in 1994 after the relationship between Matsuhisa and De Niro developed from Matsuhisa's Los Angeles restaurant.

Hotel transition

Nobu's official anniversary history says the hotel idea took shape in 2009 and led to the first Nobu Hotel at Caesars Palace in 2013.

Why culinary comes first

Nobu says restaurants inside hotels demonstrated that the culinary experience could anchor a broader hospitality brand.

Residence transition

Nobu describes residences as the logical next step after hotels.

Toronto first project

Nobu's own history says the first residential project was unveiled in Toronto in 2017. 11 · Toronto sellout The same primary source says roughly 650 residences sold out within 90 days after announcement.

Toronto operating proof

Nobu's Residence Collection later reported Toronto hosting residents, with two 45-storey towers, 658 residential units, 36 hotel suites and a Nobu restaurant.

Why Toronto matters

Toronto demonstrates permanent Nobu-branded living integrated with hotel and restaurant functions.

Los Cabos

Nobu Residences Los Cabos is the clearest current operating residence-format anchor on Nobu's hotel site.

Los Cabos scale

Nobu says Los Cabos contains 60 exclusive residences adjacent to Nobu Hotel Los Cabos.

Residence categories

Current Nobu material identifies Hikari, Asahi, Sakyu and Kogane Penthouse residence categories.

Hotel access

Nobu states that Los Cabos residence guests have access to hotel amenities.

Private chef

Nobu actively sells private-chef experiences inside Los Cabos residences.

Culinary packages

Current offers build stays around breakfast, in-residence chef service, brunch and dinner experiences.

Why this is different

At Nobu, food is not one optional restaurant amenity. The restaurant brand is the historical parent of the hotel and residential lifestyle.

Room service

Nobu's Residence Collection explicitly cites Nobu dining and room service as part of the residential experience.

Experience team

The same primary source describes a dedicated experience team connecting residents to Nobu and the surrounding destination. 23 · Design Nobu describes hotels and residences through Japanese minimalism blended with local architecture and culture.

Locality

The global residence directory says each residence is designed to coexist with the architecture and culture of its city.

Not one template

Toronto, Los Cabos, Abu Dhabi and Amsterdam therefore need not look identical.

Common identity

The recurring system is cuisine + Japanese-influenced design + intuitive service + social energy + local adaptation.

R-series status

Nobu has genuine restaurant and hotel operating platforms, so the residence line correctly carries an R code.

Developer separation

Nobu Hospitality does not become the real-estate developer merely because a project carries the Nobu name.

Partner model

Nobu's own history emphasizes collaboration with property owners, and current residence pages identify local development partners where relevant.

Amsterdam

Nobu says Park Meadows Amsterdam is developed in partnership with Dutch real-estate firm Breevast.

Amsterdam model

The Amsterdam project combines private residences for purchase and serviced stays with a Nobu restaurant and lounge bar.

Manchester

Nobu says its Manchester hotel, restaurant and residences project is in partnership with developer Salboy.

Manchester programme

The Manchester plan includes 160 hotel rooms and 452 Nobu Residences with Nobu dining and in-room service.

Woolfox

Nobu's current Woolfox page describes a countryside hotel, restaurant and branded-residence destination on 185 acres in Rutland.

Abu Dhabi

Nobu's official Abu Dhabi page places branded waterfront residences alongside the hotel on Saadiyat Island.

Al Marjan Island

Nobu's current Al Marjan page describes a hotel, restaurant and 300 branded residences with resident benefits.

Al Khobar

Nobu's current Al Khobar page describes a hotel, restaurant and residences complex on the Arabian Gulf waterfront.

Kuwait

Nobu's current Kuwait page describes 90 luxury serviced residences and a Nobu restaurant at Hessah Plaza.

São Paulo

Nobu's official São Paulo page describes an integrated hotel, residences and restaurant with 15,000 square metres of exclusive residences.

Global directory

Nobu's current residence directory lists operating and coming-soon projects across the Americas, Europe, Middle East, Asia and resort markets.

Pipeline discipline

Many projects are explicitly marked Coming Soon and are not treated as operating before opening or handover is verified.

Residence ambiguity

Nobu uses residence language for both ownership-oriented branded projects and bookable residence-format accommodation.

Los Cabos booking

Los Cabos residences can be booked directly as accommodation on the Nobu hotel website.

Toronto ownership

Toronto is a large private residential development with residents and hotel/restaurant components embedded in the complex.

Why distinction matters

Residence as accommodation format and residence as privately owned branded real estate are not identical legal products. 46 · Due diligence Each Nobu project must establish developer, seller, title, management, services, rental rights and brand agreement separately.

Part VII anatomy

Local developer/owner = real-estate delivery; Nobu Hospitality = brand, restaurant/hotel/lifestyle system; architects/designers = physical authors; residence manager = operations; buyer = owner.

Nobu Matsuhisa

Nobu Matsuhisa is indispensable to the residential identity because cuisine is the original creative system from which the brand expanded.

Robert De Niro

Nobu's own history credits De Niro's persistence and later hotel initiative as central to expansion.

Meir Teper

Meir Teper is the third co-founder and institutional partner in Nobu's expansion.

Rockwell Group

Nobu's official history credits Rockwell Group with the original 1994 TriBeCa restaurant space, an early translation of cuisine into a designed environment.

People anchors

Nobu Matsuhisa, Robert De Niro and Meir Teper are founding People anchors; project architects and designers remain separately credited.

Dining infrastructure

A Nobu residence can draw value from restaurant kitchens, room service, private chefs, bars and food-and-beverage teams operating within the destination.

Social hospitality

Restaurants connect private ownership to a wider local scene and make the residence part of a social institution.

Privacy tension

That social energy must be balanced against private residential circulation and owner privacy.

Wellness

Nobu hotels provide spa, fitness and wellness programming, but wellness remains secondary to the culinary/lifestyle classification.

Service

Nobu describes refined and intuitive service; residence entitlements remain project-specific. 58 · No universal service The Library does not assume every owner receives identical concierge, housekeeping, chef, room-service or hotel-access rights.

No universal rental

Bookable Los Cabos residences do not establish a universal Nobu owner rental programme.

Fees and title

Service charges, reserves, ownership structures and resale rules are project-specific.

Developer risk

Nobu branding does not eliminate construction, financing, delivery or defect risk associated with local developers.

Brand risk

Owners paying for Nobu identity depend on continuing brand, restaurant and hospitality relationships.

Restaurant dependence

A residence whose appeal depends heavily on an adjacent Nobu restaurant has exposure if that restaurant relationship changes.

Operational risk

Cuisine is operationally demanding: chef talent, sourcing, kitchen standards and restaurant economics must be sustained.

Founder succession

Residences may outlast the founders' active careers, so Nobu must institutionalize culinary and service culture beyond individual personalities.

Building versus brand

The physical home and the right to market it under the Nobu name remain separate assets.

Licence transparency

Project-specific trademark/licence duration and termination mechanics are not universal and are not invented.

Palazzo Versace lesson

Part VII's recurring licence lesson applies: a branded building can physically outlast the commercial relationship that gives it its name.

R-series test

Would Nobu Residences mean the same thing without Nobu Hospitality? No. Restaurant, hotel, service and lifestyle systems are central. 70 · Culinary test Would the residences mean the same thing without Nobu cuisine? No. Cuisine is the historical and experiential core.

Building test

Would the physical residences remain if Nobu branding ended? Yes.

Identity test

Would they necessarily remain Nobu Residences without relevant brand rights? No.

Relationship to LHL-096

LHL-R-096 is the residential child of LHL-096 · Nobu Hospitality.

Why one-entry Volume

Nobu is unusual because a restaurant institution successfully became a hotel brand and then a global residence platform while keeping dining at the center.

Volume 6 significance

It demonstrates a sixth route into branded living: cuisine becoming an architecture of everyday life.

Part VII significance

With Nobu, Part VII's 32 entries form a taxonomy of hospitality-origin, Maison, automotive, design/interior, wellness and culinary/lifestyle residences.

Current status

As of September 2026 Nobu's official residence directory includes Los Cabos and Toronto alongside a large coming-soon pipeline across multiple continents.

Profile

Nobu Residences · LHL-R-096 · P7-06-01. Part VII · Volume 6 · Culinary & Lifestyle Residences. Parent: LHL-096 · Nobu Hospitality. Founders: Nobu Matsuhisa, Robert De Niro, Meir Teper. Model: private and residence-format homes connected, project by project, to Nobu restaurants, hotels, design, service and culinary experiences.

Candour

■ Nobu uses the word residence across different legal and operating products: Toronto is a large private residential development, while Los Cabos residences are also directly bookable accommodation. ■ Many projects in the current directory are explicitly Coming Soon. ■ Local developers and property owners remain separate from Nobu Hospitality; Amsterdam and Manchester primary sources explicitly identify Breevast and Salboy as development partners. ■ Nobu dining, room service and private-chef experiences are central, but exact owner entitlements, rental rights, fees, title and resale rules are project-specific. ■ Public project-specific licence terms are not generalized or invented.

Conclusion

Nobu Residences closes Part VII with the most literal version of hospitality becoming home. The chain begins with a plate: Matsuhisa's cuisine creates a restaurant, the restaurant creates a hotel experience, and the hotel-and-restaurant system becomes a reason to own a residence. Developers still build and sell the real estate; architects still author the buildings; owners still own the homes. Nobu contributes the social and sensory operating system around them - dine with us, stay with us, live with us.
