Mr. C is the residential arm of a hotel company that is itself the fourth generation of a bar in Venice.
Position
Ignazio and Maggio Cipriani opened the first Mr. C hotel at Beverly Hills in June 2011, then Mr. C Seaport in New York and Mr. C Coconut Grove in Miami. The residential portfolio grew out of those houses rather than beside them: Mr. C Residences Coconut Grove on South Bayshore Drive with Terra under David Martin, architecture by Arquitectonica and interiors by Meyer Davis; Mr. C Residences West Palm Beach at 320 Lakeview Avenue with Terra and Sympatico, described as the city’s first hotel-branded residences; and two Dubai projects, Jumeirah and Downtown, under ALTA Real Estate Development.
Why the arrangement matters
West Palm Beach is the clearest statement of the model: 146 branded residences over a 110-room hotel, with concierge, room service and food and beverage delivered to owners through the hotel operation, and a rental programme on the lower floors. That is the same hotel-residence structure running at Beverly Hills, New York and Coconut Grove. The house operates; it does not license. Read against LHL-A-001 Aston Martin, where the marque licenses design and name and nobody from Gaydon runs the building, this is the opposite end of Part VII and the distinction the whole Part exists to record.
⚑ The numbers do not agree, and the entry carries the spread
Coconut Grove is given as 125 residences in one account, as 118 originally in another, and as 96 today after buyers combined units before completion — which is itself the most interesting fact in the file, because it records demand rewriting a building’s inventory. West Palm Beach is given as 25, 26 and 27 storeys across four sources and completion as 2026 and 2027. Prices are reported from $2 million and, in a later listing, from approximately $1.6 million. The Library records the ranges rather than choosing.
Candour
⚑ The Dubai projects are the weakest part of this entry: Mr. C Residences Jumeirah on the Dubai Water Canal and Mr. C Residences Downtown are recorded as reported, from the Private Residences register rather than from independent sourcing, and the reported AED 650 million sale of the Jumeirah crown is not established here. Under §22 the Library does not describe what has not opened, and West Palm Beach is not open. What the entry states about it — storeys, keys, the rental programme — is the marketed specification, not a description of a building anyone has stayed in.
⚑ Why this entry exists at all
The code was issued on 5 September 2026 at the request of the Private Residences register, which held four Mr. C developments and had no Library code to cite. It was then the only row in Part VII with no article behind it — the widest gap in the register between citation and content, which is why it was written first.
