It began as a motor lodge by an airport in 1957 and is now a platform that mostly does not own the hotels carrying its names.
Position
Hyatt Hotels Corporation is the global parent and hospitality platform behind a collection of hotel, resort and travel businesses. Its significance is the combination of an established international hotel tradition with acquired luxury, lifestyle and all-inclusive identities. This corporate record explains the relationships between those businesses; individual brands keep their own records.
The beginning, 1957
Jay Pritzker — LHL-P-181 — bought Hyatt House, a motor lodge near Los Angeles International Airport, in 1957. The company’s history begins with that purchase, and the destination resorts came much later. ⚑ The register holds few houses that began at an airport and none that began at one and ended in the Maldives.
⚑ Atlanta, 1967, and architecture as a corporate asset
Hyatt Regency Atlanta opened in 1967, and its tall atrium made movement, balconies and a shared interior volume part of the hotel experience. Hyatt credits John Portman with it. The entry keeps this because of what it proves: a repeatable commercial hotel format still depended on one designer’s spatial invention, which is the argument this Library makes about authorship throughout — and here it is a corporate group making it about itself.
The brands as they were built
Hyatt Regency Hong Kong was the first international house, 1969. Park Hyatt Chicago and Grand Hyatt New York both opened in 1980, establishing two distinct branches. Andaz debuted on London’s Liverpool Street in 2007. The company listed on the New York Stock Exchange in 2009 under the ticker H, from Chicago.
⚑ The brands as they were bought
Miraval, 2017 — a dedicated wellbeing brand, LHL-241. Two Roads Hospitality, completed 30 November 2018, bringing Alila, Destination, Joie de Vivre, Thompson and tommie, with management and licence agreements for 74 operating hotels at closing and a revised base purchase price of $405 million. Apple Leisure Group, 2 November 2021, whose AMR Collection then held about 100 hotels across ten countries. Standard International, 1 October 2024, with The Standard and Bunkhouse. ⚑ The Two Roads transaction was a purchase of a management business and its agreements — not of the real estate of 74 hotels, and the Library states that because the two are constantly confused.
⚑ And the real estate it sold
By 30 December 2025 Hyatt had completed the disposal of the real estate acquired from Playa Hotels & Resorts, reporting total proceeds of about $2 billion, and entered fifty-year management agreements for thirteen of the fourteen properties in the Tortuga sale while retaining $200 million of preferred equity. The May 2026 Investor Day described a business built around brands, management and franchise rather than ownership. A hotel’s brand does not identify who owns the building — which is the single most useful sentence in this master and the one a reader is least likely to know.
The five portfolios, and what they are not
The company’s January 2025 statement set out Luxury, Lifestyle, Inclusive, Classics and Essentials. In the May 2026 description Luxury held Park Hyatt, Alila, Miraval, Impression by Secrets and The Unbound Collection; Lifestyle held Andaz, Thompson, The Standard, Dream, The StandardX, Breathless, JdV, Bunkhouse and Me and All; Inclusive held Secrets, Dreams, Zoëtry, Hyatt Ziva, Hyatt Zilara, Hyatt Vivid, Bahia Principe, Alua and Sunscape; Classics held Grand Hyatt, Hyatt Regency, Destination, Hyatt Centric, Hyatt Vacation Club and Hyatt; Essentials held Caption, Unscripted, Hyatt Place, Hyatt House, Hyatt Studios, Hyatt Select and UrCove. These are the company’s own brand-management categories and serve a different purpose from this Library’s classification. Presence in luxury does not make every Hyatt-affiliated hotel a luxury hotel.
The thirteen the Library holds
LHL-237 Secrets · LHL-238 7Pines · LHL-239 Park Hyatt · LHL-240 Alila · LHL-241 Miraval · LHL-242 The Unbound Collection · LHL-243 Andaz · LHL-244 Thompson · LHL-245 The Standard · LHL-246 Impression by Secrets · LHL-247 Zoëtry · LHL-248 Grand Hyatt · LHL-249 Destination by Hyatt. An editorial selection, not the total of Hyatt’s worldwide business, and not thirteen equivalent ownership structures. ⚑ 7Pines does not appear as a standalone brand in the May 2026 portfolio list, which does not establish Hyatt ownership of it.
⚑ Access is not ownership
Hyatt acquired the Mr & Mrs Smith platform in 2023 and in April 2024 opened booking and World of Hyatt earning to more than 700 participating boutique and luxury hotels and villas. A hotel offered through that platform does not thereby become Hyatt-owned or Hyatt-managed. The Library records the distinction because a platform relationship, a management agreement and a purchase of a building are three different things that a booking page presents identically.
The programmes
World of Hyatt launched 1 March 2017, succeeding a framework whose Gold Passport dated to 1987. Tiers are Member, Discoverist, Explorist and Globalist, at ten, thirty and sixty qualifying nights with alternative Base Point thresholds. ⚑ Its rules exclude various third-party retail and wholesale rates: a hotel’s participation alone does not establish what a particular reservation earns. Hyatt Privé is a separate thing — a travel-advisor programme with property credits, breakfast and upgrades on qualifying stays, varying by hotel. how it behaves on a Preferred Partner booking ↗
⚑ Two demand stories, not one
For the second quarter of 2026, comparable hotel RevPAR rose 5.9% while all-inclusive Net Package RevPAR fell 1.2%. The pipeline stood at about 154,000 rooms under executed management or franchise contracts, and 3,585 rooms opened in the quarter, Miraval The Red Sea and The Barai Hua Hin among them. The city hotels and the packaged resorts are not one business and the numbers say so.
Candour
⚑ This entry is built from a corrected master that replaced an erroneous file. The earlier one carried a correct Hyatt header over Cheval Blanc’s source list, and the Library’s own converter refused to publish it — the check exists because the same defect has now arrived three times. ⚑ Most sources here are Hyatt’s own records, so strategic positioning is the company’s account of itself and is attributed as such. Portfolio assignments are dated to May 2026 and operating figures to the second quarter; both will move. The master audits no subsidiary, franchise contract or individual hotel, and a corporate philosophy becomes meaningful only through staffing, maintenance and the room itself, which this entry cannot inspect.
