Understanding that distinction is essential to the hospitality proposition, because both use a familiar name while offering different forms of possession. [1]

2 · TWO WAYS TO OWN

Mayakoba presents Fairmont Residences as full-ownership condominiums and penthouses with three or four bedrooms. Fairmont Heritage Place is described separately through co-ownership shares. The difference affects how the home is held and used; it cannot be reduced to a variation in room size. A branded residence is a property proposition as well as a promise of service. [1]

3 · THE NAME AND THE DEVELOPER

The project's own legal disclosure states that Fairmont does not own, develop or sell Fairmont Residences Mayakoba. It identifies FHP Villas Lote 2 as the developer and describes the use of the Fairmont name under a limited licence. The development and the hospitality brand therefore contribute different things, even when the marketing brings them into one coherent presentation. [2]

4 · A MOSCOW ANNOUNCEMENT AGES

The source-list association with Fairmont Vesper in Moscow belongs to an earlier project phase. In March 2022, Vedomosti reported the Fairmont brand's withdrawal and the removal of its name from the project. The report relied on property-market sources; Vesper and Accor declined comment. It should be preserved as attributed reporting, rather than silently carried forward as a current Fairmont address. [3]

5 · ⚑ CANDOUR

⚑ A brand licence does not establish permanent affiliation: Mayakoba's disclosure expressly contemplates its termination. Nor should full ownership and co-ownership be merged into one product category. Mayakoba supplies the documented example used here; the historical Moscow announcement does not prove a currently operating Fairmont residence or a common contract across the brand. [1–3]
