Its current legal notice explicitly says Elite Island Resorts is not an owner, operator or manager of any resort property and provides sales and marketing representation only.

Register

LHL-478 · P2-29-04. The register currently hangs LHL-435 Galley Bay Resort & Spa, LHL-436 Hammock Cove Antigua and LHL-437 Palm Island Resort beneath it.

Classification finding

All three subordinate entries are individual resorts, not reusable hotel brands. LHL-478 is a valid group/collection record, but the three houses should ultimately move to Part IV.

Founder

The institutional author was Sir Robert A. Barrett, KCN, widely known as Rob Barrett.

Career

Caribbean reporting says Barrett began in the region in the 1960s, working from beach worker to general manager before concentrating on Antigua tourism in the 1980s.

Pineapple Beach

Travel Weekly records that Barrett originally developed and owned Pineapple Beach Antigua from 1986 to 1998.

Why history and current law differ

Barrett personally owned/developed hotel assets, but today's Elite Island Resorts marketing entity disclaims property ownership and operation. Historical founder ownership must not be projected automatically onto the current legal entity.

Elite Island Vacations

A Barrett welcome message says he spent almost four decades in the Caribbean and had built some associated properties 'with my very own hands'.

Hammock Cove

Hammock Cove Antigua opened in December 2019 and was developed by Barrett as the collection's most upscale Antigua resort.

A supplier project record credits Irina Barrett of Elite Island Resorts as designer.

Galley Bay

Galley Bay Resort & Spa is an adults-only Antigua house and one of the collection's strongest luxury properties.

Palm Island Resort has historically been marketed by Elite as its private-island escape in the Grenadines.

2019 portfolio

Elite's 2019 fact sheet listed Galley Bay, St. James's Club & Villas, The Verandah, Pineapple Beach Club, upcoming Hammock Cove, The Club Barbados, St. James's Club Morgan Bay, Palm Island and Los Establos.

Portfolio changes

The current portfolio is not identical to 2019. Group history must therefore include exits and changed representation relationships.

Current 2025 set

Elite's January 2025 newsletter highlighted Galley Bay, The Verandah, Pineapple Beach Club, St. James's Club & Villas, The Club Barbados, Los Establos and Hammock Cove.

Palm Island flag

⚑ Palm Island appeared in Elite's May 2024 newsletter but is absent from a September 2025 Elite corporate press-release portfolio boilerplate. Current representation should be reverified before publication.

Saint Lucia loss

⚑ St. James's Club Morgan Bay appeared in the 2019 portfolio but not in the 2025 corporate boilerplate.

Founder death

Sir Robert Barrett died on 6 March 2025.

Succession

Resort Marketing International said Barrett had organized his businesses for continuity and that the longstanding executive team would remain in place.

Larry Basham

Long-time COO Larry Basham signed the succession statement on behalf of the Barrett family and Elite Island Resorts.

Knighthood

Barrett received the Knight Commander of the Most Distinguished Order of the Nation of Antigua and Barbuda in 2023 for contributions to tourism.

Marketing infrastructure

Elite maintains U.S./U.K. sales operations, travel-advisor programmes, newsletters, promotions and portfolio marketing.

What the group does

The group can centralize reservations marketing, trade relationships and campaigns across independently named houses — functions no single resort can reproduce at the same scale.

Independent identities

Current UK collection material says each resort is its own place, with its own personality, kitchen and staff.

Curator language

The same UK material calls the collection a curator rather than operator, consistent with the U.S. legal notice.

Why taxonomy is wrong

Galley Bay, Hammock Cove and Palm Island are houses: their names identify specific places, not demonstrated multi-property flags.

Recommended register action

⚑ Move LHL-435 Galley Bay Resort & Spa, LHL-436 Hammock Cove Antigua and LHL-437 Palm Island Resort to Part IV as Houses, preserving legacy redirects/cross-links to LHL-478 where needed.

Ownership discipline

Each house card should separately establish real-estate owner, operating company and Elite marketing relationship.

Management discipline

Do not use present-tense 'managed by Elite' unless a property-specific source clearly overrides the current group legal disclaimer.

Pineapple acquisition proof

The 2016 Grand Pineapple Antigua sale is a documented case where the resort passed to Elite ownership and was rebranded Pineapple Beach Club.

Why no contradiction

The asset may be owned through a separate Barrett/affiliate entity while the company called Elite Island Resorts in the legal notice remains a sales/marketing representative.

Name ambiguity

⚑ Trade media often uses 'Elite Island Resorts' loosely for Barrett's wider hotel businesses. Legal-entity precision is essential.

Brand-count flag

⚑ The register says three brands beneath LHL-478; the evidence supports three individual houses and no reusable brand system beneath this group.

Count caution

⚑ Portfolio totals vary by date, geography and sales entity. Every count should be dated.

Founding-date caution

⚑ Current UK marketing says the collection has been tended since 1985, while hard transaction history places Barrett's Pineapple Beach development/ownership from 1986. No single founding year is forced.

Losses

The collection has experienced changing portfolio relationships, including St. James's Club Morgan Bay and apparently Palm Island in later corporate boilerplate.

Structural criticism

The key documentary problem is opacity: consumer/trade language often blurs owner, operator, manager and sales representative. Elite's own legal notice is much narrower.

Founder-dependence risk

Barrett's personal role in development and trade relationships makes post-2025 succession an important institutional test.

Geographic risk

The associated portfolio is concentrated in Caribbean leisure markets exposed to hurricanes, airlift shifts and seasonality.

What is not established

This master does not establish the current beneficial owner or operating company of Galley Bay, Hammock Cove or Palm Island. Those are future house-level research tasks.

Conclusion

The research overturns the easy description. Robert Barrett unquestionably built, bought and shaped Caribbean hotels, but the present entity called Elite Island Resorts says it does not own, operate or manage resort property at all. That makes LHL-478 a legitimate collection/marketing-group entry and simultaneously proves that Galley Bay, Hammock Cove and Palm Island should not be treated as 'brands beneath' it. They are houses.
