Aston Martin Residences

Aston Martin Residences is the automotive-branded residential line through which Aston Martin extends its design language beyond cars into architecture and interiors.

Position

Aston Martin Residences is the automotive-branded residential line through which Aston Martin extends its design language beyond cars into architecture and interiors. Its defining proof is Aston Martin Residences Miami, completed and officially opened in April 2024 as the marque's first real-estate project.

Classification

Part VII · Volume 3 · Automotive Residences. Register code LHL-A-001; book number P7-03-01. Hotel parent: none.

Why it opens Volume 3

Miami is a completed building and its public legal disclosures explain with unusual precision the difference between developer, trademark licensor, design collaborator, condominium association and owner.

The marque

Aston Martin was founded in 1913 and built its identity around British performance cars, craftsmanship, proportion and bespoke personalization.

From car to architecture

The residence programme asks which qualities of an automobile brand can survive when translated into a sixty-six-storey building.

Not a hotel brand

Aston Martin has no hotel operating parent behind the residence. The A-series classification is therefore essential.

Completed anchor

Aston Martin officially marked completion of Aston Martin Residences Miami on 30 April 2024.

First real-estate project

Aston Martin calls Miami the completion of the brand's first residential design and architectural project.

Address and scale

The tower stands at 300 Biscayne Boulevard Way where the Miami River meets Biscayne Bay and contains 391 condominium residences across 66 storeys.

Sales at completion

Aston Martin reported that 99 percent of the condominiums had sold ahead of completion.

Developer partnership

Aston Martin says the project was delivered in partnership with G&G Business Developments.

Legal developer

The project's legal page is more precise: Riverwalk East Developments LLC is the property owner, seller of units and statutory developer under the Florida Condominium Act.

G&G role

Riverwalk East engaged G&G Business Developments LLC to assist with development and marketing.

Aston Martin legal role

The legal page states that Aston Martin Lagonda Limited and AM Brands Limited have no ownership interest in and did not participate in development or sale of the condominium or units.

Trademark licence

The developer and G&G were granted limited licences to use certain Aston Martin trademarks in connection with the condominium.

Association licence

The condominium association has been granted, or may be granted subject to specified events, a limited licence to use certain Aston Martin trademarks.

The decisive clause

The project's own legal disclosure says all use of Aston Martin trademarks in connection with the condominium will cease upon expiration or earlier termination of the licences.

Why this is foundational

Aston Martin Residences itself publicly states the core Part VII doctrine: the building can remain while the branded identity can end.

Legal name

The legal name of the property is 300 Biscayne Boulevard Way Condominium.

Brand name versus legal name

Aston Martin Residences is therefore a licensed commercial identity layered over a condominium whose legal name is different.

Owner naming restriction

Purchasers are prohibited from using Aston Martin or confusingly similar words in the name of an entity holding title to a unit.

Part VII anatomy

Riverwalk East = statutory developer/seller; G&G = development and marketing partner; Aston Martin/AM Brands = trademark/design side; BMA/Rodolfo Miani = architectural author; condominium association = common-property governance; buyer = unit owner.

Architecture

Aston Martin says the building was designed collaboratively by its design team and architect Rodolfo Miani of BMA.

Marek Reichman

Aston Martin's design contribution was led by Marek Reichman and the marque's design team.

Two design cultures

Miami is a collaboration between automotive industrial design and building architecture rather than a car designer simply drawing a tower.

Sail form

The curving glass-and-steel tower uses a sail-like form responding to its waterfront setting.

Limit of analogy

A skyscraper is not a car enlarged thousands of times. Structure, wind, elevators, fire safety, façades and condominium planning remain architectural disciplines.

Gaydon design studio

Aston Martin says the common areas were carefully designed at its Gaydon design studio in Warwickshire.

Why Gaydon matters

This is stronger authorship than a logo licence alone: the automotive design organization itself worked on architectural interiors.

Sky Amenities

The building includes 42,275 square feet of Sky Amenities designed by Aston Martin across four full levels between floors 52 and 55.

Amenity programme

The programme includes a two-floor fitness centre, art gallery, two movie theatres, golf simulator, business centre, conference room, children's playroom, spa, beauty salon and barber shop.

Pool and entertaining

The 55th floor includes an infinity pool, deck, jacuzzis, cabanas, sky bar, lounge, chef's kitchen, ballroom and private dining areas.

Hotel-like is not hotel

None of these amenities creates an Aston Martin hotel operation. They are condominium amenities inside a residential building.

Interior collections

Aston Martin developed three custom interior collections - Timeless, Covert and Indulgent - for residents wishing to extend the marque's design language into individual units.

BMA integration

Aston Martin says BMA architects worked with homeowners to integrate selected collections into the living space.

Bespoke analogy

The option resembles automotive personalization: a standardized technical platform receives owner-selected materials and configurations.

Craftsmanship

Aston Martin emphasizes precision craftsmanship as the conceptual bridge from automobile to residence.

Material translation

Leather, metal, glass, stone, cabinetry and detailing become residential equivalents of materials controlled in a luxury car interior.

Movement

The most interesting transfer is experiential: arrival, circulation, touchpoints and transitions are designed as a sequence rather than isolated décor.

Car-owner overlap

At opening Aston Martin said more than fifty residents were already Aston Martin car owners.

Commercial logic

For Aston Martin, real estate expands brand reach and licensing/design revenue beyond automobile production.

Annual-report treatment

Aston Martin's 2024 annual report places Miami among brand licensing and design collaborations expanding the impact of the brand globally.

The Astera

After Miami, Aston Martin expanded its real-estate design activity through The Astera, Interiors by Aston Martin, in Ras Al Khaimah.

Middle East distinction

Aston Martin says The Astera is the first time its design team applied its skills to a real-estate development in the Middle East.

Other design projects

Sylvan Rock in New York and No. 001 Minami Aoyama in Japan show that Miami was not a one-off sponsorship but part of a repeatable architectural/interior-design capability.

Still not a residence operator

A repeatable design capability is not the same as a hotel-style global residential management programme.

No universal service

There is no evidence that all Aston Martin-designed homes receive one standardized Aston Martin-operated concierge or property-management service.

Service charges and rental

Miami fees, reserves, rental rights and resale rules belong to the condominium's legal structure and should not be generalized globally.

Developer risk

Aston Martin's design reputation does not eliminate construction, financing or defect risk borne through the developer.

Brand risk

Owners paying for Aston Martin association are exposed to the continuing trademark licence.

Operational risk

The daily quality of the building depends on condominium management, staffing, maintenance and reserves.

Building freezes an era

Miami preserves an early-2020s interpretation of Aston Martin design even as future cars, corporate ownership and creative direction evolve.

A-series test

Would Aston Martin Residences Miami function without an Aston Martin hotel? Yes. No hotel parent exists.

Marque test

Would the building have the same identity without Aston Martin? No. The marque's design and trademark layer is central.

Building test

Would the physical condominium remain if Aston Martin trademark licences ended? Yes.

Identity test

Would it remain Aston Martin Residences after licence expiry or termination? The project's own legal disclosure says use of Aston Martin trademarks would cease.

People and architecture anchors

Marek Reichman is the defining Aston Martin design-side author; Rodolfo Miani/BMA is the building-side architectural author and must remain separately credited.

Historical significance

Aston Martin Residences Miami is one of the clearest completed examples of an automotive marque becoming a residential design brand at skyscraper scale.

Volume 3 significance

It establishes the baseline for Bentley, Porsche, Bugatti, Mercedes-Benz and Tonino Lamborghini: automotive DNA can influence architecture, but the car company is not automatically developer, owner or residence operator.

Current status

As of September 2026 Aston Martin Residences Miami is a completed condominium, while Aston Martin continues additional global real-estate design collaborations.

Candour

⚑ Aston Martin and AM Brands have no ownership interest in and did not participate in development or sale of the Miami condominium or units. The developer and G&G use Aston Martin marks under limited licences, and use of those marks must cease on expiration or earlier termination. ⚑ The legal name is 300 Biscayne Boulevard Way Condominium. ⚑ Riverwalk East Developments LLC is the statutory developer/seller; G&G assists development and marketing. ⚑ Aston Martin's design contribution is substantial but does not make the marque architect, developer or condominium manager. ⚑ Hotel-like amenities do not create an Aston Martin hospitality operation.

Conclusion

Aston Martin Residences Miami gives Part VII its clearest automotive proof because the marketing fantasy and legal reality are both unusually well documented. Aston Martin genuinely helped design the experience, but it did not become the building: Riverwalk East develops and sells, G&G develops and markets, BMA architects, the association governs common property, buyers own units, and the Aston Martin identity exists under limited trademark licences that can end.
